The Carlsbad 92010 area includes the planned community of Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad (several newer neighborhoods of single family detached homes), Spinnaker Hill, Pacific Estates, Carlsbad Meadows, Tanglewood (condos), the planned community of Robertson Ranch (new construction single family detached homes), and other neighborhoods to the west but east of El Camino Real. The 92010 are of Carlsbad offers a broad mix of both attached (condos, townhomes, twin homes) and detached single family homes.
In this report we look at real estate market activity for all of Carlsbad for the first quarter of 2017 with a focus on condos, town homes, and twin homes. A new community in this area, The Preserve, is offering town homes priced in the $500s, buyers now have options for both resales and new construction in the 92010 area (read 6 things buyers must know about buying new construction). This is a popular area, not far from the beaches, and kids attend the Carlsbad Unified School District.

21 condos, town homes and twin homes sold (versus 19 for the same period in 2016)
Average sale price was $457,595 (up 6% from the 2016 average)
3 homes sold for cash (14%)
Average marketing time was 15 days
Homes sold on average for 99% of asking (97% in 2016) with 12 selling at/above list price (57%) versus 6 in 2016

11 condos, town homes and twin homes for sale
Prices range from $459,000 to $579,000 (average price is $519,458)
On the market for 16 days on average
2 of these homes (based on MLS listings) are new construction in The Preserve, priced $505,990 and $512,990 - there may be others available
17 homes are pending (on the market for an average of 15 days), at an average price of $493,397
Five of these pending listings are brand new construction homes in The Preserve.
Current inventory in the 92010 area, including the new construction, based on the current rate of sales this year is only 1.6 months, a strong seller’s market.
