Q1 2017 Market Report for Carlsbad 92011 – Detached Homes
The first quarter of 2017 has been a relatively busy housing market in the 92011 area of Carlsbad, and we saw a number of shifts compared to 2016. Here we take a look at the market activity for single family detached homes.
The 92011 zip code covers the area south of Palomar Airport Road and west of El Camino Real, including the resort residential community of Aviara (with multiple neighborhoods), The Bay Collection, Water’s Edge, Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe, Shorepoint, Mariner’s Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, to name a few of the neighborhoods. The 92011 area offers a mix of attached (condos, townhomes, twin homes) and detached single family homes in gated and ungated communities, some in close proximity to the beaches.

46 single family detached homes sold, which is 19% less than in 2016
Average sales price was $954,062 which is about 1% lower than in 2016
Homes ranged in sales price from $570,000 to $1,640,000
The average time on the market was 38 days, versus 43 days in 2016
These homes sold for 97% of asking price on average, with 24% of the homes selling at list price or above. 22% of the homes were cash transactions.

Prices range from $775,000 to $2,099,000 (average is $1,308,680, median price is $1,267,500)
Homes have been on the market an average of 47 days
24 homes are pending, ranging in list price from $599,000 to $1,599,000 (average price is $1,031,650)
Pending homes have been on the market for 20 days.
The current housing market in the 92011 are favors sellers, as it has for some time, with an inventory of about 1.7 months based on the rate of sales and current buyer demand.
