The Terramar Community in Carlsbad
Live the Beach Life
The community of Terramar is a pretty special neighborhood in Carlsbad, where Cannon Road meets the Coast Highway/Route 101 and south of the Encinas Power Plant.
Ocean-front living is not inexpensive, and true beach front homes are limited (you will find other ocean-view homes in Carlsbad but a number of them are on the east of the Coast Road and not true beach-front although the views may be quite good).

Terramar is a small community, with homes on both the east (some fronting the Coast Road) and west (Tierra del Oro and Shore Drive) sides of the Coast Road (Carlsbad Boulevard). While the community is not gated, there is no public access in the community to the beautiful beach below the bluff.
But Terramar Beach is accessible, via stairs, at the south end of the community by the light at Cerezo Road, or by walking south from Carlsbad State Beach in front of the power plant by the Warm Jetties to the north. It's a popular beach especially with surfers but does not get crowded...amd you can park along the coast road and across the street for free.
Some homes in Terramar were built beginning in the 1950’s although there are a number that have undergone significant changes since then, or were built much later. Some fortunate homeowners have their own stairs to the beach, and some have seawalls, and there is a locked gate for access by other Terramar homeowners. Anyone living directly on the bluff facing the ocean is assured of spectacular views – the beach, the ocean, sunsets, sea life, and of course beach lovers!
As one might expect having a beach front home at Terramar comes at a price (homes on the other side of Carlsbad Village Drive are less expensive). And given the small community Terramar homes, ocean-front or otherwise, do not come up for sale often.
Currently there is an ocean-front home in Terramar for sale, priced between $5.5M and about $5.9M with 4 bedrooms and 2087 SF, and of course spectacular views. On the same street another ocean-front home is pending, priced at $7.695M with 3 bedrooms (plus 2 optional ) and 5215 SF of living space with amazing views. Another home sold last year in the community on the ocean for $5.45M.
There is a $2.499M home directly on the Coast Road (east side) with some ocean views (3 BR 3 BA and 2336 SF of living space) and another home further to the east with 1492 SF priced at $1.495M.
