A good number of Carlsbad home buyers are interested in buying single story detached homes when searching for a new place or their first one. The Carlsbad inventory has improved slightly since the beginning of this year but remains limited. Despite the low inventory, buyers have options if their preference is a detached single story home.
Some Carlsbad home buyers simply prefer a single floor plan layout, but in some cases there is a specific preference for no stairs, or a need due to medical reasons.
Single story detached homes, especially newly built homes, are generally harder to find in Carlsbad; some planned communities do not even build them because of added construction costs and other considerations.
Currently Carlsbad single story homes are about 12% of the total inventory in detached single family homes.
Right now we have only 1 month of inventory of single story detached homes, based on the rate of sales over the last 3 months, a market that strongly favors sellers.

So here’s the scoop on the current market for single story homes and recent sales in 2020.
ACTIVE SINGLE STORY LISTINGS IN CARLSBAD
There are 13 single story detached homes for sale in Carlsbad right now; 1 is a new construction home.
The current Carlsbad single story homes for sale range in price from $820,000 with 1558 SF and 2 bedrooms and 2 baths, up to $4,389,000 for a stunning panoramic view home in Olde Carlsbad, and offering 8000 SF, 5 bedrooms, 4 full and 2 half baths, on the market for 210 days.
These homes have been on the market an average of 58 days, however the average is somewhat distorted given 3 homes have been on the market for over 150 days, thus raising the average substantially.
You might wonder if homes are still going pending quickly (see below – average time on market for pending sales is 34 days!!), and the answer is yes for some, while others sit on the market. Typically price is an issue with homes that are not selling fairly quickly (at the higher end of $1,000,000 and up marketing time tends to be longer). Condition issues and location can also be contributing factors to a longer sale.
PENDING SINGLE STORY LISTINGS IN CARLSBAD
There are 30 single story homes that are pending. These homes range in price from $725,000 to $2,450,000; homes were on the market for an average of 34 days before going under contract; almost half of these (14) went pending in 1 week or less, indicating how quickly some homes may go off the market.
Marketing time remains fairly short and some properties go pending the day they hit the market or within several days. As a buyer be forewarned that if you like a property you do not want to delay your decision and making an offer.
SOLD SINGLE STORY LISTINGS IN 2020 YTD
15 single story detached homes have sold in Carlsbad in 2020 so far, 18% of the total detached single family home sales. The average sales price was $1,031,333 (median price was $910,000), with prices ranging from $725,000 to $1,650,000.
Carlsbad single story detached homes sold, on average, in 28 days. 20% of the transactions were cash, and buyers were able to negotiate an average of 2% off the original list price for their new homes. At the same time, however, 5 buyers (33%) paid full price or more.
