Homes for Sale without HOA Fees in Carlsbad

Buyers typically have thoughts about living in a community where there is an HOA, or not, and I hear plenty of pros and cons about HOAs from them, and from other agents.
Carlsbad has a fair number of communities, especially newer ones, where there is an HOA, thus if you are considering single family detached homes for sale in Carlsbad you will be confronted with many homes for sale with HOA fees, and other homes for sale without HOA fees.
It’s important as a home buyer in Carlsbad to give this issue serious thought so you don’t spend time looking at homes that won’t work for you, especially if you are adamant about NOT being in an HOA. There ARE choices.
Searching for a Carlsbad home that does not have HOA fees will limit the options. Carlsbad buyers should be aware that any of the planned communities will have an HOA with fees, including Bressi Ranch, Calavera Hills, La Costa Greens, La Costa Valley, La Costa Ridge, La Costa Oaks, The Foothills at Carlsbad, plus 2 new-build communities under construction, Robertson Ranch and The Preserve.
The resort residential area of Aviara has a master HOA and multiple sub-HOAs for the communities that are part of Aviara. And there are plenty of other smaller neighborhoods that also will have fees (e.g., The Trails, The Villas, The Cape, Brindisi). If a planned community is of interest because of the new homes and amenities, you won’t have an option but to pay those HOA fees, and the Mello Roos fees (a form of property tax).
Home buyers are often worried about the amount of HOA fees, which can be hundreds of dollars per month. However, it’s important to keep in mind that you will still incur costs as a homeowner for maintenance, insurance, and other issues in a non-HOA community. Sometimes the bigger trade-offs, for some, are the Rules and Regulations imposed on HOA residents.
If you are willing to live in a home with an HOA, or specifically looking for one, be sure to do your due diligence.
Specifically, you should find out not only what the monthly fees are but what services are covered (e.g., water, sewer, trash, master insurance, common area maintenance, maintenance of a gate) so you can plan your monthly budget.
Plus if you are using a mortgage your lender will calculate an estimated HOA into your ratios for your pre-approval. Lastly, a key component of your due diligence is to review the HOA documents thoroughly.
When all is said and done you may decide that buying a Carlsbad home for sale without HOA fees is what you really want because of costs, the potential rules and regulations and other issues associated with HOA communities.

There are 62 non-HOA homes for sale, ranging in price from $649,000 for a 1027 SF single story home built in 1948 with 2 bedrooms, 2 baths and an optional bedroom built in 1948, to $10,000,000 for a beautiful oceanfront home with 4897 SF, 3 bedrooms and 5 baths south of the Village.
34 of these homes are priced over $1 million, with 8 priced at over $3 million.
SOLD LISTINGS IN Q2 2017:
86 non-HOA fee single family detached homes closed escrow in Carlsbad (compared to 57 in Q1, up by 51%).
Sales prices ranged from $618,000 to $5,180,333 (average price was $1,098,466, up by 17% from Q1) averaging 36 days on the market.
22 of the sales (26%) were cash transactions, with homes selling on average for 96% of the list price (43% sold for asking price or higher).
As of this writing there are 40 non-HOA homes that are pending, ranging in price from $699,000 to $2,399,000.
Based on the current rate of sales, there are 2.2 months of inventory of Carlsbad homes without HOA fees.
