CARLSBAD - VILLAGE BY THE SEA

in Southern California

What an apt name for this charming seaside town located about 35 miles north of San Diego in Southern California. But a sleepy coastal village Carlsbad is not - there is lots going on in this growing community of 105,000.

HOUSING MARKET

The housing market in Carlsbad is pretty robust, although like elsewhere in San Diego's North County, the community has experienced a slowing of appreciation, an increase in inventory from a year ago, and an overall shift from fast-moving seller's market to a more buyer-friendly one. Good news for buyers! Despite these changes, Carlsbad home prices, while less than other coastal communities to the south (e.g., Encinitas, Cardiff, Solana Beach, Del Mar, La Jolla), remain high, and, at $771,250 for detached homes and $464,750 for attached (as of December 31, 2006), are well above the North County medians of $625,000 and $380,000 respectively.  For more details, read about the overall health of the North County area housing market

NOTE: Much has changed since this post was originally written. FOR MORE CURRENT INFORMATION ON PRICING AND SALES, SEE THE FEBRUARY 2017 MARKET REPORT FOR CARLSBAD

Carlsbad real estate covers a broad spectrum of styles, sizes and age, in a number of neighborhoods that will appeal to a diversity of needs. Aviara and La Costa are probably the best known. Whether you desire an apartment, new construction, a gated community of luxury homes, ocean front and ocean view living, retirement housing, assisted living or resort-style accommodations, Carlsbad probably offers what you are seeking, in a climate many residents refer to as "paradise."

Take a TOUR OF SOME OF THE HOUSING in the area for a small sampling of the different types of homes Carlsbad has to offer.

RESTAURANTS

Of course choosing a home you like, in a neighborhood that appeals to your lifestyle, is just part of the task. You might be wondering what Carlsbad offers as far as leisure activities, shopping and dining.

UPDATE 2017 - Restaurants come and go, in some cases, and since this article was written a number of restaurants have closed but new ones have opened - here's a list of Carlsbad Restaurants I compiled in early 2016.

If eating out is your thing, TOUR SOME OF CARLSBAD RESTAURANTS (I only offer a small sampling here). But the BEST al fresco dining is on the beach at sunset!

THINGS TO DO

Perhaps you prefer shopping, the arts, and other outdoor activities - well, Carlsbad has that too. There's more information on things to do in the area on my other blog site, At Home in Carlsbad.
