There are lots of options in Carlsbad restaurants, and The Naked Café in Carlsbad Village is a winner.

I've only had brunch at The Naked Café (but others having dined at other times had good things to say as well), and enjoyed it thoroughly. The menu covers a wide range of options, including vegetarian and vegan, and is not the usual sort of brunch fare. Thank goodness.

The Naked Café is in the shopping area at the corner of Carlsbad Village Drive and the Coast Road (a.k.a. Carlsbad Boulevard), with ample parking, and offers both indoor and outdoor dining. The place is casual...right off the beach works, or roll out of bed, throw on some jeans and off you go. And the service was efficient and friendly, just what you need at brunch. 

The food was creative, flavorful, and it FELT healthy. And it was good!

Are You Checking on Your Vacant listings? You Should!

I wonder - Are You Checking on Your Vacant listings? 

I think you should. 

As a Listing Agent, we have some responsibility to our clients to protect their interests as their fiduciary, and that could mean making sure their vacant home remains in the condition it was when we took the listing. 

OK, here's that disclaimer thing that I am not an attorney (you know that), so there could be legal implications or matters I'm not thinking about. 

A vacant home COULD become a liabilityBut as part of my role as LA I take the time each week at a minimum to check on my vacant listings (I have 3 at the moment with out-of-area sellers).

Whether it falls under the Agency definition for our particular state, I believe, at a minimum, it's an important service offering, and perhaps a competitive advantage.

And I tell sellers up front I will do this. 

I suspect not everyone does. Do you?? 

Certainly many who have REO and short sale listings do not. I can tell, because I've called to report issues (broken doors, missing windows, broken glass, leaking toilets) they clearly would have known about had they stopped to check. Yeah, I know, they have a ton of listings and can't get to it. Or don't care. Whatever. 

Checking on your vacant listings, especially when the weather is bad, and you are having few showings (who might report in, but might not) makes a lot of sense. 

How about frozen pipes?

Roof leaks?

Flooding?

I visited one vacant home early in the spring during a period of very heavy rain and learned the roof was leaking. The seller has to replace it. But what if I had not been there for several weeks? 

I was out today in the pouring rain again today because of the potential for problems. Thankfully there were none.

The other reason is to check on...shudder shudder...agents who show the home and leave doors and windows open and/or unlocked, flush the toilet that won't stop running, turn on the AC and forget to turn it off, and so on. 

Or worse - a vacant home where folks have decided to move in, or where the home has been vandalized.

Don't you think your clients would want to know if there were problems? Especially if they could become insurance issues that can be avoided? 

And how about if there IS an issue that the seller feels you should have known about and reported, but you didn't becuase you weren't checking. Another legal question, I suppose, but it makes you think. I see the potential for a seller claiming - "my agent should have know and told me, and didn't."

So I end here with my initial question - Are You Checking on Your Vacant listings?

Oh, The Weather Outside is Frightful... 

Stormy weather in the San Jacinto Mountains in Southern California near Palm DesertIt's that time of year, and "oh the weather outside is frightful..."

Certainly you recognize the words to that famous holiday song, "Let it Snow."

No doubt some of you are singing that right now in your winter wonderland.

We're not having snow here in Southern California (they are in the mountains), but the weather is still pretty frightful with heavy rains and winds that arrived late last week and have continued.

Certainly it doesn't compare to some of the ugliness people are having in the northwest and other parts of the country, but for those of us in paradise, it's frightful.

More stormy weather is on the way with heavy rain and flooding warnings, and no doubt the potential for mudslides in many areas. There are reports already of damage up and down the California coast, especially on the PCH.

The rain is always needed, given our drought situation, so we are thankful for that (it has abated somewhat due to the rains this fall). It does make driving a pain, and at this time of year motorists seem to have their attention focused on the next gift purchase rather than on driving, which makes it even worse. 

We took a drive to the CA desert on Saturday in the rain to meet up with our new tenant, The drive through the San Jacinto mountains was particularly interesting, with the clouds clearing a bit, so I captured a quick video.

Probably not Weather Channel worthy but it was pretty dramatic and neat to see.

Are You Ready to Buy Now? Or Will That be in the Future? 

The question "are you ready to buy now, or will that be in the future?" is an important one. 

Are you ready to jump through the hoop and buy?It's important to know, as the REALTOR working to help you achieve your real estate goals, but it's a question you ought to be able to answer also. 

I often work with relocations from around the country and other parts of California. Some buyers need to move right away, while others are planning to buy down the road - a second home for now, an investment to later live in, a retirement home, or simply a move when they find the "right" place or when the "time is right." 

Time frame is important. Whether it is immediate, in the next month, or a year or more down the road doesn't matter - the timing is up to you. But to be helpful, knowing your expectations about timing matters. And so often the expectations are not met with reality - higher prices, limited inventory, and financing issues may alter your timing. What one wants and what one gets don't always jive. 

An important part of the process is getting to know the area and deciding where you want to live. That's certainly something to sort out whether you want to buy now or in the future, although various issues can have an impact - new developments, changes in inventory and so on. 

There are financial considerations to buying now or in the futureAn obvious consideration is your ability to buy now. Or in the future. Income, debts, credit, and other factors may preclude your purchasing now. You need to know if this is the case or not. 

Or now may be the right time for you because of financial circumstances. 

Waiting for the future...in the hope of lowered prices...may not be to your advantage. While the fate of prices in some areas is open to speculation, hoping to buy at the bottom" may mean missing the best opportunity. And while prices may still decline, rising interest rates could more than make up for the savings in purchase price. 

Many factors must be considered when deciding to buy now or in the future, personal and otherwise.

Regardless, your REALTOR needs to know to be maximally helpful. Pretending you are ready to buy now when all the appropriate considerations are not in line does no one any good and wastes time for all.

Sunshine Pros Handyman Services in Palm DesertI can, without hesitation, highly recommend the Sunshine Pros, who offer a broad range of handyman services in the Coachella Valley (the California Desert cities of Palm Springs, Palm Desert, Indio, La Quinta, Rancho Mirage, Indain Well, and other areas nearby (e.g., Cabizon)).

But they do far more than what I think of as "handyman services," including remodels. 

Sunshine Pros was recommended to me by a good friend who had several properties remodeled in the Palm Desert area.

I liked the work the Sunshine Pros did, but even more importantly the recommendations based on how they work - their follow-up, punctuality, attention to detail, and the pride they clearly take in their services - said it all. 

Sunshine Pros just completed some remodeling on a 2/2 rental unit for us in Palm Desert. The work was done beautifully, and on schedule. And did I mention the cost? VERY reasonable. And not being local (about 2 hours away) meant having to depend on Sunshine Pros - and they met every expectation.

Will They Stay or Will They Go??

Del Mar Race Track and Fair Grounds in Del Mar CAThe burning question these days, with some of the usual politics, name-calling, innuendos, disputes about monies owed to the city of Del Mar and more, is whether the Del Mar Fairgrounds and Racetrack will stay or will they go.

Rumors about a potential sale have been flying for some time, but the reality, or at least a serious discussion, is here. At least for now. 

Of course they are really not going to "go" but the issue swirls about a proposed sale of the famed Del Mar Fairgrounds and Racetrack (remember, the Rat Pack and all the famous Hollywood folks use to hang out here years ago) to the city of Del Mar. 

And it seems that the state and Del Mar are, well, shall we say, in a somewhat contentious relationship (my words), and have been for some time.

Not surprising when one considers the size of the operation, money, and the political issues, I suppose. And personal agendas. 

Del Mar Race Track and Fair Grounds in Del Mar CACurrently owned by the State of California (now we all know about the budget crisis the state has at the moment), the Del Mar Fairgrounds and Race Track is a profitable operation, so some folks say - depends on what you read.

The costs of running the grounds are significant, however. And there are substantial plans for massive proposed commercial development remodeling, not necessarily viewed favorably by the city officials in Del Mar.

On one side the sale would solve a number of issues around past monies owed and potential litigation, and from some perspectives, help preserve the Del Mar Fairgrounds and Racetrack. And, presumably, it would help ease the state's budget crisis. 

One has to wonder what issues will result if a sale were to proceed. And what issues will worsen if it does not. 

Interested in a bit of controversy?

Both sides have Facebook pages - Save the Del Mar Race Track and Fair Grounds, and Del Mar Fairgrounds

The group supporting the sale to Del Mar have a website - Save the Del Mar Race Track and Fairgrounds

But there are plenty of detractors, including the San Diego Fair group, who claim that Del Mar's plan is thievery

Time will tell.
