Market Report for Single Family Detached Homes
in Carlsbad 92010 March 2017
The 92010 area of Carlsbad includes the planned community of Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad (several neighborhoods), Spinnaker Hill, Tanglewood (condos), the planned community of Robertson Ranch (new builds in 4 different neighborhoods), and other areas to the west but east of El Camino Real, with a mix of both attached (condos, townhomes, twin homes) and detached single family homes.
In this report we look at the current market and recent sales activity for single family detached homes. With Robertson Ranch being built buyers have options for both resales and new construction in the 92010 area (read about the 6 things buyers must know about buying new construction), and a much broader price range well into the 1 millions!
Keep in mind quotes of average prices in 92010 will be influenced by the higher prices of homes in Robertson Ranch, which start in the high $700s for modest-sized single story homes and go to the mid $1 millions.
Single Family Detached Home Sales 2017 YTD
Thus far in 2017 we’ve seen 25 single family detached homes sell in Carlsbad 92010, with 9 of them selling in March so far. We saw 28 sales in the same period in 2016. Sales prices have ranged from $615,000 up to $1,085,000, with an average sales price of $788,103 (up 11% from the same time period in 2016). The average marketing time was 22 days (versus 32 days in 2016)
The current inventory, including the new construction (all over $1 M), based on the current rate of sales is 2.7 months. But when you just consider resales only, there is less than 2 months of inventory available.
Current Listings and Pendings in 92010 for March 2017
As of this writing there are 23 single family detached homes for sale in 92010, ranging in price from $699,900 to $1,578,765; eight of these homes are new construction, all but 1 priced above $1 million. The average marketing time for these current listings is 35 days (28 days for resales only).
There are 22 homes that are pending (on the market for an average of 43 days); List prices range from $649,900 to $1,274,505. Twelve of these pending listings are brand new construction homes in Robertson Ranch (list prices from, $779,995 to $1,274,505).
