Year-End 2017 Market Report for Carlsbad 92009
Detached Single Family Homes
2017 was a relatively busy market, with some shifts from 2016 housing market activity. Here we look at market activity for single family detached homes.
The 92009 area covers the area South of Palomar Airport Road and east of El Camino Real, including La Costa (La Costa Ridge, La Costa Greens, La Costa Valley, La Costa Oaks), Bressi Ranch, La Costa Meadowridge, Brookfield and other communities, with a mix of attached (condos, townhomes, twin homes) and detached single family homes.
SINGLE FAMILY DETACHED HOME SALES IN 92009
515 single family detached homes sold in 92009 in 2017, 8% more than the number of sales in 2016.
The average sales price was $1,065,482 (range of $475,000 to $4,000,000; median price of $984,500, up 7% from 2016), an increase of 7% from the 2016 average price, and up 12% from 2015.
Homes in 92009 sold just slightly more quickly in 2016 than in 2016; average marketing time in 2017 was 33 days versus 34 in 2016. Homes sold for 97% of asking price on average, but with 31% of the homes selling at list price or above. 17% of the home sales in 2017 were cash transactions.
CURRENT ACTIVITY IN 2017 AS OF JANUARY 29, 2018
Currently there are 35 single family detached homes for sale in the Carlsbad 92009 area. These homes range in price from $519,000 to $4,490,000 (median price is $1,400,000), and have been on the market an average of 48 days.
There are 33 homes that are pending, with list prices ranging from $625,000 to $2,595,000, on the market an average of 26 days (50% went pending in 1 week or less). Some of the higher-priced La Costa homes have beautiful views of La Costa, the Omni La Costa Resort and Spa, the Batiquitos Lagoon and the ocean beyond, depending on location.
