The housing market in the first quarter of 2019 was busy in the 92011 area of Carlsbad, with a number of shifts compared to the same period in 2018. This report focuses on market activity for detached single family homes.
The 92011 zip code covers the area south of Palomar Airport Road and west of El Camino Real to the ocean, including the residential communities of Aviara (with multiple gated and ungated neighborhoods), The Bay Collection, Waters End (gated and by the beach), Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe, Shorepoint, Mariner’s Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, to name a few of the neighborhoods.

The average time on the market was 50 days, versus 27 days in 2017. 9 homes were on the market over 75 days, with 2 over 200 days raising the average.
Homes sold for 97% of asking price on average, but with 36% of home buyers paying full price or above for their new homes. 26% of the homes sold for cash.
