August 2019 Market Update

 

Carlsbad home buyers are often interested in buying a single story detached home. The Carlsbad inventory has improved since the beginning of the year but remains somewhat limited. Buyers still have options, mostly resales, even if the preference is a detached single story home.

 

Carlsbad home buyers want single story living for a number of reasons: they like that type of floor plan; there is a preference for no stairs; and in some cases health concerns (current or anticipated) require a single story home.

 

Single story detached homes, especially newly built homes, are generally harder to find in Carlsbad; some planned communities do not even build them because of added construction costs and other considerations. In the current market Carlsbad single story homes are about 21% of the inventory.

Right now we have only 2.2 months of inventory of single story detached homes, based on the rate of sales since the beginning of the year, a market that strongly favors sellers.

 

ACTIVE LISTINGS IN CARLSBAD - SINGLE STORY HOMES

There are 44 single story detached homes for sale in Carlsbad right now; 5 are new construction. You can view the complete inventory of single story homes for sale in Carlsbad here.

 

Current listings of Carlsbad single story homes range in price from $719,000 with 1328 SF and 3 bedrooms and 2 baths, up to $4,390,000 for a stunning panoramic view home in Olde Carlsbad, and offering 8000 SF, 5 bedrooms, 4 full and 2 half baths.

These homes have been on the market an average of 58 days, however the average is somewhat distorted given 9 homes have been on the market for over 100 days, thus raising the average substantially; without the outliers the average is 30 days on the market.

 

You might wonder if homes are still going pending quickly (see below – average time on market for pending sales is 33 days!!), and the answer is yes for some, while others sit on the market. Typically price is an issue with homes that are not selling fairly quickly (at the high end of $1,000,000 and more marketing time tends to be longer). Condition issues and location can also be contributing factors to a longer sale.

 

 

PENDING SINGLE STORY HOME LISTINGS IN CARLSBAD

There are 20 single story homes that are pending. Prices range from $537,900 to $1,749,000, and these homes were on the market an average of 33 days before going under contract; 6 of these went pending in less than a week, indicating how quickly some homes may go off the market.

 

Overall marketing time has slowed soomewhat since last year, but don’t be fooled – some properties go pending the day they hit the market or within several days, so if you like a property you do not want to delay making a decision and an offer.

 

 

SOLD CARLSBAD SINGLE STORY LISTINGS YTD

161 single story detached homes have sold in Carlsbad in 2019 so far, 23% of the total sales of detached single family homes. The average sales price was $982,610, with prices ranging from $482,000 to $2,013,500.

 

Carlsbad single story detached homes sold, on average, in 32 days. 27% of the transactions were cash, and on average buyers were able to negotiate 2% off the original list price. At the same time, however, 54 buyers (34%) paid full price or more for their homes.
