Many Carlsbad home buyers are searching for 3-bedroom detached single family homes when it’s time to buy a new home, or the first one.
Some Carlsbad buyers are first time home buyers, some are moving up, while others are down-sizing. A 3-bedroom single family home might specifically meet desired lifestyle and budgetary needs for both. Some buyers are looking for a Carlsbad beach home, near or on the ocean, and are willing to settle for a 3-bedroom home when options are limited due to either inventory or budget.

The inventory of single family detached homes has increased in Carlsbad since the end of December, but remains competitive. The housing market continues favor sellers due to supply and buyer demand (read the Carlsbad Real Estate Market Report for March 2020 for more details on the Carlsbad housing market).
Currently, based on the rate of sales in the last 3 months, we have 1.9 months of 3-bedroom single family detached homes available.
3-bedroom homes make up 25% of the current inventory of detached single family homes for sale in Carlsbad.

Priced from $705,000 to $1,699,000
Living space ranges from 1246 SF to 3866 SF
Average time on the market is 31 days
Average list price is $1,053,467 (Median is $997,900)
Of the 3-bedroom homes for sale over half (56%) are priced under $1M, which provides a range of options for Carlsbad buyers. Here’s the breakdown on pricing:

Buyers who prefer to have a single story Carlsbad home with 3 bedrooms have a number of options right now; 13 of the 3-bedroom homes offer single level living.
While some buyers prefer new homes many are interested in resales, and there is always a larger inventory of these.
Current 3-bedoom listings range in age from 1949 to newly-built or under construction, with only 1 new build available right now (not the one in the photo). 2020 Year-to-Date Sales of 3-Bedroom Homes in Carlsbad
Sales of 3 bedroom homes Carlsbad so far in 2019 have been steady, with 61 sales, on the market an average of 28 days.
Sales prices ranged from $715,000 to $3,250,000 (the average price was $964,800; the median sales price was $875,000).
11 (18%) of the sales were cash transactions. On average buyers were able to negotiate 1% off the original list price. Almost half of the Carlsbad buyers (48%) paid asking price or higher for their new 3-bedroom homes.
Pending 3-Bedroom Home Sales in Carlsbad
There are 20 3-bedroom Carlsbad homes currently pending (these homes have been on the market an average of 24 days), at list prices that ranged from $640,000 to $1,349,000 (the average price of the pending homes is $936,038). Half of these listings (10) went pending in 1 week or less. Many homes continue to sell quickly, and buyers need to make decisions promptly or they may lose out.
