La Costa views in CarlsbadCarlsbad home buyers often need more space than a 3-bedroom single family detached home offers, possibly due to an expanding household or for multigenerational living.


Sometimes one of more family members needs a home office, or additional living space might be desirable for guests.


The inventory of single family detached homes remains limited in Carlsbad compared to demand, although the supply has increased since the beginning of the year overall; take a look at the most recent market report for Carlsbad at What’s My Carlsbad Home Worth - Carlsbad Home Sales for May 2020 for an update on the Carlsbad housing market including sales and prices.


At of this report we have 2.2 months of inventory of 4-bedroom single family detached homes, based on sales over the last 3 months, a market that strongly favors sellers. 4-bedroom homes currently make up about half (48%) of the total inventory of detached single family homes on the market in Carlsbad.

Carlsbad home buyers who prefer a single story home with 4 bedrooms have a rather limited selection; there are only 8 single story homes currently available.


Homes vary in age, from 1959 to new, with 2 new construction homes in the MLS. Not all new build homes may be listed in the MLS and more may be planned.

There are 76 pending 4-bedroom Carlsbad homes, with list prices from $725,000 to $3,585,000. These homes were on the market an average of 19 days before going pending; almost half (31) went pending in 1 week or less




184 4-bedroom homes have sold in 2020 so far, 44% of the total detached single family home sales. 14% of the sales were for cash.


cost of housing in CarlsbadThe average time on the market (DOM) was 26 days; 82 (45%) of the homes went pending in 7 days or less, a good indication of buyer activity and quick decision making even during the pandemic.


Sales prices ranged from $745,100 to $2,535,000, with an average sales price of $1,151,975 and a median price of $1,115,000.


Carlsbad home buyers were able to negotiate an average of 2% off the original asking price, while at the same time about 1/3 (32%) of the buyers paid full price or more for their new homes, a reflection of the continued competition and multiple offers.
