Looking on the MLS for homesSome Carlsbad home buyers desire more space than a 3-bedroom single family detached home can provide, for a variety of reasons: a growing household, an interest or need for multigenerational living, at-home office, or room for guests.

 

The inventory of single family detached homes remains limited in Carlsbad compared to demand. Although the supply had increased earlier in the year, in the last couple of months inventory has declined but demand has not; take a look at the most recent market report for Carlsbad at What’s My Carlsbad Home Worth - Carlsbad Home Sales for July 2020 for an overview of the Carlsbad housing market conditions including sales, inventory and prices.

 

At this time we only have 2 weeks, not months, of inventory of 4-bedroom single family detached homes, based on the rate of sales over the last 3 months, a very strong sellers’ market. 4-bedroom homes currently make up less than half (36%) of the total inventory of detached single family homes for sale in Carlsbad.

CURRENT LISTINGS OF 4-BEDROOM HOMES IN CARLSBAD

28 detached single family homes

List prices range from $835,000 to $2,400,000

Living space ranges from 1362 SF to 5200 SF

Average Time on Market – 46 days (4 listed for over 100 days)

Average List Price - $1,444,092

Median List Price - $1,392,500

Carlsbad home buyers preferring a single story home with 4 bedrooms have a limited selection, with only 3 single story homes available at the present time.

 

Current listings vary in age, from 1959 to new, with 4 new construction homes in the MLS. Typically not all newly–built homes are listed in the MLS, depending on the community, and more may be planned in future releases.

PENDING 4-BEDROOM HOME SALES IN CARLSBAD

Compared to the number of listings, there are 74 4-bedroom Carlsbad homes that are pending, with list prices from $720,000 to $3,488,000. These homes were on the market an average of 29 days before going pending; almost half (49%) went pending in 1 week or less, so buyers may decisions to buy quickly…something to keep in mind as a buyer.

 

 

SALES OF 4-BEDROOM HOMES IN 2020 YTD

313 4-bedroom homes have sold in 2020 thus far, about 45% of the 689 total detached single family home sales for this year.

 

The average time on the market (DOM) was 23 days; 140 (45%) of the homes went pending in 7 days or less, a good indication of activity and quick decision making by buyers during the pandemic.

 

Sales prices ranged from $734,000 to $2,535,000, with an average sales price of $1,167,817 and a median price of $1,125,000.  14% of the sales were cash transactions.

 

Carlsbad home buyers negotiated an average of 2% off the original asking price, however almost half (46%) paid full price or more for their new homes, a reflection of the continued competition and multiple offers.
