In April 2011 there were 204 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 19% more than last month. Here’s the breakdown of overall activity.

Sales volume rose again from March sales. Average prices shifted downwards for detached homes, but rose for attached. Buyers are negotiating only about 2 - 4% from asking price across the board.

 

At the end of April 2012 there were 690 Oceanside homes for sale, a decrease of 3% over last month, the second decline in a row. This represents an inventory of 3.9 months for detached homes (down from 4.2 months in March) and 4.2 months for attached homes (down from 4.4 last month) based on the current rate of sales over the last 6 months – the Oceanside market is getting even more competitive for buyers.

In April 214 Oceanside homes came on the market, a drop by 15% from March new listings. During April the number of Oceanside homes going pending (199) also declined, by 8%, from last month following 2 months of significant pendings.

In March 2012 there were 172 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 8% more than last month. Here’s the breakdown of overall activity.

Sales volume rose modestly from February sales. Average prices shifted upwards for detached homes, but declined for attached. Buyers are still negotiating only about 3% from asking price across the board.

 

At the end of March 2012 there were 711 Oceanside homes for sale, a decrease of 6% over last month. This represents an inventory of 4.2 months for detached homes (down from 4.6 months in February) and 4.4 months for attached homes (the same as last month) based on the current rate of sales over the last 6 months.

In March 253 Oceanside homes came on the market, a 6% increase from February new listings. During March the number of Oceanside homes going pending (216) also rose, by 29%, from last month.

There are some terrific opportunities for Carlsbad buyers looking for condos for sale in Carlsbad priced in the $200,000 - $300,000 range.

 

Carlsbad Condos for Sale between $200,000 and $300,000

 

In this price point there are no detached single family homes in Carlsbad - the entry point is currently $345,000.

 

There are 64 Carlsbad condos for sale priced between $205,000 and $299,990 (1 is affordable housing with very specific income guidelines for purchasers who must be owner occupants). These Carlsbad condos range in size from 770 SF to 1918 SF and offer up to 4 bedrooms. You will find condos in this price range in all of Carlsbad zip code areas.

 

Communities with homes in this price range include Serrano (Rancho Carrillo), Villas de la Costa, Casitas de la Costa and La Costa Alta.

 

Not surprisingly 45 (70%) of these are short sales.

 

81 Carlsbad condos have sold for between $200K and $300K since January 1 (30% were cash) and 49% sold at or above asking price. 7 were originally priced at over $300,000 but sold below $300K.

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In April 2012 there were 92 homes sold in San Marcos’ 2 zip codes (92069 and 92078), down 13% from March. Here’s the breakdown of overall activity.

Sales volume declined across the board for April in contrast to neighboring Carlsbad. Average sales prices shifted upwards slightly for detached homes but declined for attached homes. Buyers are not negotiating much on their purchases, getting only 2% on average off the asking price.

 

There were 165 San Marcos homes for sale at the end of April with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

The San Marcos real estate market inventory declined by 6% in April, another decline - at the end of April 2012 the San Marcos real estate market had 337 homes for sale (49% are contingent), 2 fewer than at the end of March.

 

This represents an inventory of 4.1 months for attached homes (up from 3.9 last month) and 3.3 months for detached (down from 3.7 months) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers and is has become a seller’s market for detached homes, with the lowest absorption rates for the North San Diego County coastal communities!

 

And good news for sellers is that homes are not taking long to sell, on average about 2 ½ months.

In April 2012 we saw 139 homes come on the market, 14% more than last month. In contrast, however, the number of homes going pending in April (122) decreased by 20% from last month’s pendings.

 

This overview of the San Marcos real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in April. More details can be provided if needed with regard to current activity as well as within the specific zip codes of San Marcos (92078 and 92069).

Father of the Bride – Revisited

Father of the Bride – Revisited

 

Grilled sea bass in banana leaves, a classic Jamaican rice dish, a bevy of appetizers (shrimp, oysters, cheeses), rum punch and a host of other goodies are coming our way this Saturday evening following our younger daughter’s wedding on the beach in Carlsbad.

We had a beach wedding just 2 ½ years ago in Cardiff when my older daughter got married – you have to be sure of high tide depending on the beach – so we have some experience with this sort of this, including the steps.

 

And the weather this weekend is supposed to be summer-like, around 80.

 

The last few weeks have been crazy, with work (a number of relocation clients and a pending closing), travel, SoCal CRS stuff, the Cardiovascular Disease Foundation 5K Run/Walk for Life preparations and event, and wedding preparations. The reception will be in our back yard (thank goodness for a caterer) and people are starting to arrive from around the country tonight, and the lists of things to do and buy keep getting longer it seems. Late nights and early mornings are de rigueur.

 

I probably won’t be around much the next few days but who knows. Later!

Ah, the Southern California life around your own private pool that you can enjoy year-round.

 

Having a Carlsbad home with your own private pool is a dream of many buyers moving into the area. And there are a good number of homes with pools for sale in Carlsbad. Right now there are more than 30 Carlsbad pool homes for sale ranging in price from about $430,000 to around $1.6 million.

 

Carlsbad Pool Homes for Sale - Homes for Sale with Pools in CarlsbadOne other option is a Carlsbad master planned community that offers a private residents’ clubhouse with pool – there will be more details on these communities in another post, but Bressi Ranch, La Costa Greens, and La Costa Oaks come immediately to mind.

 

And many condo communities also offer a private pool for residents.

 

There are also Carlsbad homes for sale that have lots that are sufficiently large to build your own pool, depending on size and style.

 

And of course if the budget works you can buy a home with the biggest pool of all – an oceanfront Carlsbad home. Not exactly private but wow, what a view, and both condos and detached single family homes are found at the waterfront!

Do You Record Your Own Voice Mail Messages?

 

I’ve often wondered why some people don’t record their own voice mail messages, especially in our business. It just strikes me as odd. But maybe that’s just me.

 

Do YOU record your own voice mail?I’ve called 2 agents in the last day for appointments and it was clear it was not them in the recording, not just from the voice (a female voice for a make agent in one case) but also the message itself – “so and so is not available but if you will leave her a message…”

 

Is it laziness?

 

Is it wanting to sound more important by having an assistant or office reception record the message?

 

Could it be company practice for the brokerage office?

 

Is it because they can’t figure out what to say or how to do it?

 

Do they not like the sound of their voice?

 

Then there are those who don’t state whose voice mail it is that you’ve reached, but just ask you to leave a message. Hellooooo – who IS this I am talking to??!!

 

Not very businesslike or helpful, IMO. But again, maybe it’s just a personal pet peeve. But given our business is US...

 

Any thoughts on voice mail (apart from those that have them but don’t return those messages)?

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports tend to speak in general terms, rather than local, so their information will not likely represent the reality of our local San Marcos real estate market. Having information about local market conditions benefits you as the buyer or seller when making decisions about buying and selling.

 

In March 2012 there were 106 homes sold in San Marcos’ 2 zip codes (92069 and 92078), up 25% from February, the 2nd increase in sales volume. Here’s the breakdown of overall activity.

Sales volume increased substantially for detached homes, from February, and average sales prices also shifted upwards for detached homes. The opposite occurred for attached homes. Buyers are not negotiating much on their purchases, getting only 1-2% off the asking price on average.

 

There were 167 San Marcos homes for sale at the end of March with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

The San Marcos real estate market inventory declined by 2% in March - at the end of March 2012 the San Marcos real estate market had 358 homes for sale (48% are contingent),7 fewer than at the end of February.

 

This represents an inventory of 3.9 months for attached homes (the same as last month) and 3.7 months for detached (down from 4.1 months) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers and is trending more toward a seller’s market overall, with the lowest absorption rates for the North San Diego County coastal communities!

 

And good news for sellers is that homes are not taking long to sell, on average less than 3 months.

Condos for Sale in San Marcos - San Marcos condos for Sale

 

In March 2012 we saw 120 homes come on the market, 17% fewer than last month. In contrast, however, the number of homes going pending in March (153) increased by 47% from last month’s pendings, a positive sign.

 

This overview of the San Marcos real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in March. More details can be provided if needed with regard to current activity as well as within the specific zip codes of San Marcos (92078 and 92069).
