The Wrens in our yard have it all figured out. It occurred to me, as I was watching them the other days, that some buyers could learn a lesson or two.
The wrens knew what neighborhood they wanted to be in and they focused on those homes. There are plenty of dining opportunities just a short hop away and good shopping for furnishing their home. There were 3 potential homes on the back fence with great views of the lush vegetation in our back yard and down to the golf course.
Each home had a different floor plan, architectural style and curb appeal, and the wrens checked them all out thoroughly. They went for the middle unit as opposed to the end since it offered more space for the family they were planning; the other home was too close to an agricultural area and was a bit McMansionish.
It wasn't clear who the decision maker was but one of the wrens was much more vocal than the other.

The wrens made a quick decision and the home in the middle was the obvious and best choice. They were concerned that there was some competition, as the bluebird couple were previewing the homes as well - they seemed to like the middle home too, except the door was too small for their needs. And they were a bit flighty (sorry, couldn't resist).
The wrens were pleased since they beat out the bluebirds and their offer was accepted. They were quick decision makers - they knew what they liked and wanted, and made the decision to go for it promptly before another party came along resulting in competition.
The wrens were strong buyers, so the escrow was short (clearly it was not a short sale), and they wasted no time moving in the next day and started fixing up their home. They appear to be ideal neighbors, are active in the community, and are taking good care of their home.
It's clear, to me at least, that real estate plays a huge role in my life. After all, here I am out in the yard, watching the birds, and immediately it all becomes an analogy for buyers. But so many of them could learn a few things from the wrens, even in this market.
