Are You Taking Time and Care with That New Listing?
Having a new listing is always exciting...filled with anticipation, and perhaps a sense of urgency from sellers as well as ourselves
While many sellers, and agents, want to get moving right away, putting a listing on the market prematurely may backfire and hurt more than the presumed advantages, whatever those might be, of getting the home listed right away.
Are YOU taking time and care with that new listing?
Here are some reasons you may need to. And definitely why you should.

GETTING THE HOME READY FOR THAT PRIME TIME OPEN HOUSE ON-LINE
The home may be ready to go right away, or perhaps is vacant, but most need some doctoring up before you jump on-line. I have one new listing with an out-of state seller that is unoccupied but has some furniture and needs some straightening up before it's photo ready. So we are taking a few days before going live.
TENANTS
If the home is not vacant (like the beach home I am listing later this month) you likely need to spend some time to develop a plan for showings and other issues that impact the tenants so that you maximize cooperation. Understanding their lifestyle and time constraints can help avoid potential problems with showings. After all, you need their cooperation to allow buyers in, but also, hopefully, to keep the home looking as good as possible.
All parties should be clear and comfortable as to the showing times, need for appointments, and other matters (kids, pets) so you can maximize the seller's chances of selling. I am meeting with the tenants for my beach home listing to go through all those details, and of course see the home for my out of state seller.
LISTING DETAILS
It goes without saying (my opinion) that care should be taken to have all the correct information for the home and accurately represent the property in the best light on the MLS and in your ads. Rushing to get the listing up and running means mistakes gets made (gawd, how many errors do we see in the MLS?!), complete information is not provided, and ultimately the client does not receive the representation deserved. Harder still if the seller is out of the area, as both my upcoming listings are.
PHOTOS
We could go on and on about the value of photos for buyers and presenting a home effectively, and the problems we see with many MLS listings due to crummy or missing photos. Perhaps some of that comes about through not taking care and time to get the listing done right. We'll ignore the laziness piece that I suspect is behind some of this.
It takes some time to make sure you get the best photos, whether you are the photographer or hire someone. It's time well invested on behalf of your seller. And buyers will appreciate it.

Certainly there's more to getting a listing on the market, but speaking from the perspective of having the luxury of time for several listings, it's clear that taking care and time will pay off. For the property, for the sellers, and for the listing agent.
