Where's the Bathroom?
Have you ever looked for a bathroom and been unable to find it?
I have. No doubt you have as well.
This happened twice in a row the other day when I was out showing condos to some first time buyers.
No, I didn't need to use the bathroom.
But I still couldn't find it.
The MLS listing clearly stated the condo had 3 baths, not 2 and not 2.5. I know coz I pulled out my copy of the listing and it was quite clear.
There were only 2. We all looked carefully. It's kinda hard to hide a bathroom in a 1452 SF condo. Granted, having 2 full baths is OK, but most models in the complex sport 2 full and 1 half bath. And having another full bath in that configuration would be near impossible.
The only conclusion was the agent goofed. Big time.
Ironically, it happened again, with a different agent, same complex, same model, a short time later.
My clients weren't too bothered since the units didn't work for them, but they did comment on the error...twice.
On the one hand, it's not a huge deal, except that the agents aren't accurate in their listings, aren't representing their clients as well as they might, and for buyers wanting that extra half bath for guests, it's a problem.
Missing rooms don't happen too often but it seems they really shouldn't happen at all. I missed a family room once that was clearly stated in the MLS and was no where to be found.
And every now and then the listing says 3 bedrooms when there are only 2. No optional room hidden away, or a den without a door that could be a bedroom - the bedroom is missing.
Is it too much to ask to be a bit more accurate?
And represent your client's home correctly?
Sellers - you may need to be checking your listings for accuracy
