I'm Sorry, But You Can't Have What You Want 

There are times this message has to be delivered. 

Certainly one might want to temper this a bit and be more diplomatic, but maybe bluntness has its place. 

Oceanfront homes - a dream, but not affordable, for manyBut quite frankly there are times when buyers cannot have what they want, no matter how badly they want it. 

It might be due to unrealistic expectations, when there is a big gap between what they can afford and what they want costs. Sometimes lack of education about the realities of the local market leads to wishes that cannot be fulfilled. 

Some buyers simply do not know enough about the market to understand that what they want does not fit with their budget. Some are not realistic about budget. And there are some who simply do not know what their budget REALLY is because they haven't done the due diligence.

We can certainly help with that educational process. 

We have a responsibility to let buyers know when they can't have what they want, and to have a frank conversation about the realities of budget and market conditions. It may take a while to sink in, and they may not believe it or don't want to, but there is no point in allowing buyers to wander down the trail of wishful thinking when it's clear they can't have what they want. I know I would prefer to be set straight. 

If we aren't letting buyers know, aren't we doing them a disservice? 

Ethically aren't we bound to be honest with our clients, and let them know the truth. 

We all have ways of delivering that message, either directly or indirectly, diplomatically or not. 

And buyers vary in terms of their ability to "get it" and realize the reality...or not. 

We can't MAKE them understand the reality and act more realistically in terms of their budget and the market. 

But we can make the personal decision to move along when reality and fantasy-land are different worlds and there is no bridging the gap. 

I don't like delivering the message that buyers can't have what they want. But I will, and I do. I don't want to waste their time, mine, or the sellers who are out there. 

Sometimes you can't have what you want, no matter HOW badly you want it.

And that's true in life, NOT just real estate.

Meep Meep!!

Meep Meep!! 

Real life Road Runner in the desert near the condo we just boughtYou all likely remember the famous Road Runner cartoon character.

And certainly Wile E. Coyote

No matter what Wile E. Coyote did, The Road Runner triumphed, seemingly with little effort other than speed. And a bit of bravado. "Meep Meep I beat you." Sort of thumbing his nose, ah, beak, at the beaten, temporarily, Wile E. Coyote

I recall wishing, at times, that Wile E. would triumph, but knowing at some level that would never happen. 

There are lots of Wile E. Coyotes out there. Not necessarily people but situations and problems that arise to try and knock us down. Unlike The Road Runner, no matter how fast you are, some problems can't be overcome.  Nor can you run away from them, since they tend not to go away...like Wile E. Coyote. The important thing is to keep it all in perspective and not let these issues, road blocks, and inconveniences get the best of us.

Sometimes You Can Be "Too Good" At Sales

 

Who hasn't gotten caught up in some sales hype at one time or another, only to later regret not listening to the gut feeling that this was a mistake.

Wendy shares some important insights that bear watching when working with our buyers and sellers.

Do you see any sales techniques that suggest that you are also "too good?" Are you more focussed on your own agenda, and perhaps the commission, that on what is right for the client?

Salesmanship 

I got "sold” by a good salesman the other day.  Yep, buying a pair of sneakers.  It was at a fancy outlet mall, and a big national brand.  I tried on the sneaks, and they felt a little uncomfortable.  The salesman, quite personable, said "You’ll get used to them” and that they were the "best sneakers he ever wore”….  He seemed  knowledgeable about shoe construction and foot mechanics.  So, with a little knot of hesitation, I took his word for it and bought the sneakers.

Wrong!  They hurt.  After a few days of attempting to wear them, they would not even fit.  The salesman was just TOO good.  He had "sold” me-- I didn’t buy.  Now I won’t go back to that store again nor ever buy a pair of that brand shoes.

What does this mean to the real estate salesman?  Sometimes you can be TOO GOOD at "selling” – what people don’t want.

Some examples of being "too good” when selling to a buyer?

Convincing them it’s the "house for them”, even though they might barely qualify for the mortgage.

Commenting that "the home just needs a little work” to make it perfect, when they aren’t handy.

Saying they’ll "get used to the commute”, even though they complain about gas prices.

Telling them "It’s a great buy!” despite knowing they don’t love the home.

Now everyone normally has some minor objections when they are making a buying decision.  It’s part of the customer’s "gut check” process and we all do it.  But when you KNOW you are "selling” versus helping them overcome their own objections, you’re headed for disaster.

In the end, what is the outcome?  Deals fall through.  That’s right.  The buyers really didn’t want the home.  They found an out.  It might be the home inspection.  It might be their mortgage qualifications suddenly change.  Or they might walk.  You see, they didn’t choose to make the purchase, the salesperson pushed them.

The same thing can happen with sellers who don’t really want to sell.  They list high.  They don’t cooperate.  They default, too.  The salesman was just too good and "sold” them on listing.

So if you are suave, charming and have a silver tongue, keep it in check.  Listen to the customer.  Don’t sell them what they don’t want. You may make less "sales", but will certainly have more "closings".

Real estate sales is a service business. So please understand when we ask you to schedule our time in advance.

 

Many buyers do not seem to realize what Richard says so aptly in this article. Perhaps they simply do not understand how things work in our business. Or maybe it is the focus on individual needs and concerns.

Obviously flexibility is important, by all parties - agents, buyers and sellers. But that doesn't mean dropping everything you must do with clients at the drop of a hat to go show a property with little advanced notice.  Other professionals don't operate that way.

Real estate is a service business!I got a call from a nice young man yesterday afternoon. He was here from out of town for the weekend and had found a house on the Internet and wanted to see it right away.

The problem was, my business partner and I were already scheduled out for the day and we were physically unable to set aside enough time to properly help him.

We did manage to squeeze in enough time to show him the house he wanted to see which did not meet his expectations, and then he asked if we had “others” that we could show him.

We did have others that we could show him, but we did not have the time to either set up the appointments or to show the properties. We told him that we would be glad to allocate some time the following day, but he insisted that he would be returning home in the morning.

I explained that real estate sales was a service business, and that we worked by appointment. And in reality, our time was better spent with pre-qualified, ready, willing, and able buyers that had been scheduled in advance.

I suppose that many people assume that we sit by the telephone and wait for it to ring. Nothing could be further from the truth.

We are constantly adjusting our schedules to both meet with clients and to deal with all of the necessary paperwork and follow-up. It’s a struggle just keeping up with everything that needs to be done.

And in order to best serve our clients, we need to set aside enough time to take care of THEIR needs! Otherwise, we will both be disappointed with the outcome.
