Is it Fixable? Or Changeable?
When buying a Carlsbad home most, if not all, buyers will have compromises to make, unless they have very deep pockets or are building their own home. The reason? What they want, and what is affordable, or available, can be very different. And the current market of limited inventory means fewer homes will fit some of the criteria.
The longer the list of wants and needs, the more challenging the search will be since few, if any, properties will meet all criteria.
A critical step for buyers in the home search and purchase process is to have a well defined list of needs (watch this video) and to understand why those needs are important, so the focus can be on properties that meet the requirements, or at least the major ones.
Quite frankly, it’s a waste of time to go looking at homes that fit the budget but that do not meet one’s personal needs. While in some cases you won’t know this until you view a property, it’s ineffective and hard to search for a home when you don’t have a list of what you really need and what’s most important.
Ultimately, it boils down to does a particular property meet a number of your needs, including your budget and overall lifestyle, or not.
However, it’s probably worth considering what is changeable or fixable in a house you like that appears to check off a number of boxes on your list, but where some things are not quite right.
Some things are fixable…some are not.
Could you fix some of those issues that keep the home from perfectly meeting your needs, even though there is a cost – flooring, paint colors, updating the kitchen, remodeling baths or even adding a bath, opening up a wall to create more space, closing in a loft room to create another bedroom, adding a pool if there is room? You get the idea.
On the other hand are there issues you cannot change that overrule the positives.
Matters like the lack of view or an undesirable one, road noise, small lot size, close proximity to neighbors, and overall location may not be issues you are willing to overlook, even if the home meets a number of your requirements. It’s a personal choice, of course. And a compromise.
Because of low inventory these days, and competition from other buyers, consider what you can compromise to maximize your purchase, and what issues you are able to change to meet your primary requirements versus what cannot readily be fixed.
Make the best of your home search by making sure you know your budget, including getting pre-approved (you may need to provide this to gain access to some homes these days), and be willing to make compromises when a home you like meets some of your important needs but is not perfect.
And be willing to consider making some changes or fixing things if it makes sense to do so in order to have the home, and lifestyle, you desire.
