Carlsbad Buyer Responsibilities
We often talk about all the responsibilities we, as agents, have in any real estate transaction. Many of us have a detailed list of all that we do as REALTORs. I share mine in my pre-listing kit for sellers. But many of these also apply in the case of the buying side of any transaction.
And of course there is the Code of Ethics for those who are REALTORS that outlines standards of conduct.
But there is no Code of Ethics for buyers.
There are certainly responsibilities that buyers have in order to be effective and achieve their goals. Here are a few:
THE RESPONSIBILITY OF FINANCIAL STABILITY
Buyers should be financially stable, and be able to prove it. Sorry, but if you aren’t, and you can’t, you shouldn’t and probably won’t be buying. Serious buyers know that the financial aspect of any home purchase is critical and will do what they must do.
THE RESPONSIBILITY TO BE DECISIVE
There are lots of decisions to be made, from deciding you are going to purchase, to hiring the right REALTOR, choosing the right home, making a reasonable offer, and a myriad of others. If you can’t take responsibility for making decisions and are wishy washy, chances are it ain’t gonna happen. You can’t expect others to make decisions you are responsible for.
THE RESPONSIBILITY TO BE HONEST
This is not to assume that you are not, but has more to do with being truthful about a whole host of things – your financial situation, in the information you share with your REALTOR and others in the transaction, your answers to questions, indeed even the decision to buy in the first place. Tell your REALTOR what you are thinking, the concerns that you have
THE RESPONSIBILITY TO COMMUNICATE
Questions need answers, your wishes need to be shared, decisions need to be communicated, and others in the transaction need information from you. You have a responsibility to communicate when needed, and there are multiple ways to do so – text messages, emails, phone calls, face-to-face meetings – so there is no excuse for not doing so.
THE RESPONSIBILITY TO ASK QUESTIONS
You need to ask questions and get clarification on issues you do not understand, and to gather information so you can make informed decisions. It’s part of getting educated about the process, and the market you are looking in. Knowledge is power – questions are how you gather that knowledge, in addition to doing your own research.
You, as the buyer, have the greatest vested interest in the home purchase process. If you won’t take responsibility, no one else will, and you won’t get what you want.
