San Marcos buyers looking for their first home, or an investment property, may find the condos at the Mission Park Condominiums to suit their needs, especially if budget is an important consideration (isn't it for most of us?!).
San Marcos is a growing community just east of Carlsbad with a broad mix of housing types and styles, a large retail/commercial area, and two colleges (Palomar Community College and Cal State San Marcos).

Home prices have typically been lower than in coastal Carlsbad, with similar weather, with several communities that are especially popular including the newer San Elijo Hills master planned community and Santa Fe Hills.
As in other areas, prices rose significantly up until 2005 but have declined since, and San Marcos has a substantial number of short sale and REO properties.

Buyers looking for a 1 or 2 bedroom condo in a well-managed complex close to shopping (within 2 miles or so of just about all the shopping and dining you will need) and the freeway should consider Mission Park. Located at the intersection of Mission Boulevard and Woodland Parkway on the east side, Mission Park was built in 1989/1990 and has approximately 264 units in multiple 2-story buildings on both sides of the parkway. There are pools and guest parking for both areas, and (I believe) 22 buildings. Units are all one story, with either 1 or 2 bedrooms and 1 or 2 baths.
There are 9 San Marcos condos for sale in Mission Park currently, with 4 more homes that are in contingent status (i.e., there are offers that have been submitted to the short or REO lenders and awaiting approval). Homes range in price from $83,800 to $115,000 for the active listings ($79K - $119 for the contingent), with 651 SF up to 940 SF. Of the 9 active homes for sale, 2 are REOs, 6 are short sales, and 1 is a regular sale. There are 8 homes in escrow right now as well.
There are no Mello Roos fees, but resident pay HOA fees in the low $200s (these vary some by unit and shoul dbe verified by buyers and their agents).
