Del Mar Waterfront Homes in Coastal North San Diego County – Del Mar California

Lots of buyers dream of having a waterfront home by the beach. That's easy to understand, as there is something about the allure of the ocean, the sand and the light at the beach that appeals to so many. Having the financial wherewithal to acquire a home on the ocean is another matter entirely, especially with Southern California waterfront homes being as pricey as they are.

Buyers looking for waterfront homes in the coastal area of North County San Diego have a number of options for oceanfront living, depending on what you want and how much you are willing to spend. There are, of course, a number of considerations when buying beachfront property - the dangers from storms; erosion; wear and tear on the house (inside and out) from wind, sand and moisture; restrictions around what you can and cannot do from the Coastal Commission; and so on. [home pictured in photo above is price at $8.995M]

Del Mar oceanfront real estate in the Del Mar beach colonySome folks just like living near the beaches and enjoy the views, so living on a bluff overlooking the ocean is fine.

Others want to be directly on the beach and to be able to walk out the door onto the sand.

Because of the bluffs along our coast, some areas have limited direct access to the sand without steps - especially Carlsbad, Encinitas and Solana Beach. Others, particularly Del Mar and Oceanside, allow direct access from a number of oceanfront homes and are pretty much at sea level in certain areas.

DEL MAR is one of the most expensive communities in San Diego County. Detached homes in Del Mar are rare for under a million, and Del Mar waterfront homes are some of the most expensive in Southern California. 

The Del Mar Beach Colony is an area of beach homes, some directly on the beach, in the northern part of Del Mar to the west of the Coast Road and within view of the Del mar Fair Grounds and Racetrack. This enclave is characterized by a diversity of home styles and sizes, especially along Ocean Front, the most exclusive road, life guard shacks, lots of surfers and folks walking to and from the beach, and a gated area of private properties called Sandy Lane. 

Currently there are 9 Del Mar waterfront homes with beach frontage and you can, literally, walk out on the sand from most. These homes range from $8,995,000 to $76,000,000 (the latter for a home on multiple lots on the bluff at the northern-most part of town and  not in the Colony) and are priced at an average of $4,544/SF.  Homes range in size from 1442 SF up to 6551 SF for the most expensive home, but in general are fairly modest in size. These homes have been on the market for an average of 256 days.
