Bressi Ranch is one of the newer, and larger, master planned communities in Carlsbad, CA.
Bressi Ranch is also the only one to offer, in addition to a wide range of housing, a burgeoning retail center (anchored by Trader Joe’s and Stater Bros. grocery), a corporate park (both sale and lease office space), and seniors housing currently under construction.
Built beginning in 2005, Bressi Ranch has seen some fairly dramatic price shifts in the last 6 years, including multiple REOs and short sales of those who purchased at the height of the market. Indeed of the current active listings, 81% are short sales.

Bressi Ranch Real Estate Market Summary (data do not include the affordable housing condos at Mulberry in Bressi Ranch):
ACTIVE Listings – 10, average list price is $739,381 ($221/SF): ranging from $500K - $1.295K
CONTINGENT Listings – 6, average list price $660,833 ($217/SF): ranging from $499K - $850K
The active listings have been on the market an average of 69 days; contingents, for 73 days. Thirteen of the 16 listings are short sales, with 3 equity (regular) sales.
SOLDS in Q1 & Q2 2011 – 16, average sales price $684,498 ($220/SF); DOM 122 days, 96% SP/LP (7 were regular sales, 7 were short sales, and 2 were REOs)
SOLDS in Q1 & Q2 2010 – 14, average sales price$675,250 ($234/SF); DOM 78 days, 97% SP/LP
The average sales price for 2011 YTD is on par with the average sales prices from 2009. These current prices, however, reflect a 32% decline from the average sale prices we saw in Bressi Ranch in 2007.
