The Cardiff real estate market is small and very localized, and knowing what is going on with regard to inventory and sales is important for making an informed buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky because of the limited inventory and the diversity of homes for sale.

Here is a summary of the Cardiff real estate market for January 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

The number of homes sold in Cardiff in January dropped dramatically. Average sales prices also declined fairly significantly. But given the very small number of homes sold, it is unwise to draw any conclusions about trends, especially given pricing.

At the end of January 2011 there were 6 homes in the Cardiff real estate market with a Contingent status, 1 more than last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of January 2011 there were 41 Cardiff homes for sale, 5% fewer than last month and the 5th month of inventory decline, thus making the inventory even more competitive in the Cardiff real estate market. This represents an inventory of only 4.5 months for attached homes (up from 4.1 months last month) and 3.4 months for detached homes (up from 3.2 months in December). One might now consider this a seller’s market for detached homes. 

19 Cardiff homes came on the market in January, more than twice as many new listings as in December. 11 homes went pending in January as compared to 7 in December (up 57%), good news for Cardiff home sellers.

The number of homes sold in Cardiff in December climbed dramatically. Average sales prices, however, declined fairly significantly rose significantly, in large part due to the sale of less expensive homes compared to last month. Given the very small number of homes sold, it is unwise to draw any conclusions about trends, especially given pricing.

At the end of December 2011 there were 5 homes in the Cardiff real estate market with a Contingent status, 1 less than last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of December 2011 there were 43 Cardiff homes for sale, 16% less than last month, the 4th month of inventory decline, thus making the inventory even more competitive in the Cardiff real estate market. This represents an inventory of only 4.1 months for attached homes (up from 4 months last month) and 3.2 months for detached homes (down from 4.3 months in October). One might now consider this a seller’s market. 

8 Cardiff homes came on the market in December, 43% fewer new listings than in November, meaning an even tighter market for Cardiff buyers. 7 homes went pending in December as compared to 8 in November.

The number of homes sold in Cardiff in November changed slightly, with 1 more detached single family home sold than last month. Average sales prices rose significantly, in large part due to 4 of the 5 detached homes price over $800K and a high end condo that also sold. Given the very small number of homes sold, it is unwise to draw any conclusions about trends, especially given pricing.

At the end of November 2011 there were 6 homes in the Cardiff real estate market with a Contingent status, 1 less than last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of November 2011 there were 51 Cardiff homes for sale, just 2 fewer (4%) than last month, the 3rd month of inventory decline, thus making the inventory even more competitive in the Cardiff real estate market. This represents an inventory of only 4 months for attached homes (down from 4.3 months last month) and 4.3 months for detached homes (up from 4.2 months in October).

The number of homes sold in Cardiff in October was half the number sold in September. Average sales prices declined fairly substantially for attached homes but remained unchanged for single family detached homes. 38% of the home sold were short sales in October. Given the very small number of homes sold, especially for attached homes, however, it is unwise to draw any conclusions about trends, especially given pricing.

At the end of October 2011 there were 7 homes in the Cardiff real estate market with a Contingent status, 1 more than last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of October 2011 there were 53 Cardiff homes for sale, 13% fewer than last month, the second month of inventory decline, thus the inventory has become more competitive in the Cardiff real estate market. This represents an inventory of only 4.3 months for attached homes (up from 3.6 months last month) and 4.2 months for detached homes (down from 5.2 months in September). 

12 Cardiff homes came on the market in October, 50% more than new listings in September. 9 homes went pending in October as compared to 8 in September.

The number of homes sold in Cardiff in September jumped significantly from last month. However, average sales prices declined fairly subssantially, especially for detached homes (all that sold were under $900K and except 1 at $1.275M). Given the very small number of homes sold, especially for attached homes, however, it is unwise to draw any conclusions about trends, especially given pricing.

At the end of September 2011 there were 6 homes in the Cardiff real estate market with a Contingent status, the same as last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of September 2011 there were 61 Cardiff homes for sale, 20% fewer than last month, thus inventory has become more competitive in the Cardiff real estate market. This represents an inventory of only 3.6 months for attached homes (down from 6.4 last month) and 5.2 months for detached homes (down from 5.9 months in August). 

Only 8 Cardiff homes came on the market in September, just 1/3 of the new listings last month. 8 homes went pending as compared to 14 in August, a decrease of 43%.

The number of homes sold in Cardiff in August declined from last month. Average sales prices rose slightly for detached homes and also overall. Days on market dropped dramatically across the board. Given the very small number of homes sold, especially for attached homes, however, it is unwise to draw any conclusions about trends, especially given pricing.

At the end of August 2011 there were 6 homes in the Cardiff real estate market with a Contingent status, 2 less than last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of August 2011 there were 76 Cardiff homes for sale, 2 fewer than last month, thus inventory has remained fairly stable in the Cardiff real estate market for several months. This represents an inventory of only 6.5 months for attached homes (up from 4.3 last month) and 5.9 months for detached homes (up from 5.6 months in July). 

25 Cardiff homes came on the market in August, up 47% over last month. 14 homes went pending as compared to 8 in July, up by 75%.

As a buyer or seller in the Cardiff real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home. 

The Cardiff real estate market is small and very localized, and knowing what is going on with regard to inventory and sales is important for making an informed buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky because of the limited inventory and the diversity of homes for sale.

As of June 2011 there were 74 Cardiff homes for sale, the same as last month, thus inventory has remained stable in the Cardiff real estate market for several months. This represents an inventory of only 5.5 months for attached homes (up from 4.8 last month) and 8.4 months for detached homes (down from 9.5 months in May). 

26 Cardiff homes came on the market in June, 2 more than last month. 17 homes went pending as compared to 9 in May, almost double the number.

The number of homes sold in Cardiff in May rose modestly from last month. Average sales price rose significantly for attached homes, but declined somewhat for detached but remain over $1 million. Given the very small number of homes sold, however, it is unwise to draw any conclusions about trends, especially given pricing.

At the end of May 2011 there were 8 homes in the Cardiff real estate market with a Contingent status, 2 more than last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of May 2011 there were 74 Cardiff homes for sale, compared to 75 last month (down 1%), thus inventory has remained fairly stable in the Cardiff real estate market for several months. This represents an inventory of only 4.8 months for attached homes (down from 5.7 last month) and 9.5 months for detached homes (down from 11.6 months in March). 

24 Cardiff homes came on the market in May, just 1 more than last month. 9 homes went pending as compared to 15 on April, down 40%.
