The Carlsbad real estate market continues to shift, and the statistics for March show a number of changes from last month, some of them substantial. These data do not include private sales or manufactured/mobile/multi-family housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In March 2012 there were 135 Carlsbad homes sold (92008, 92009, 92010 and 92011), up 41% from February. Here’s the breakdown of overall activity.

The number of Carlsbad home sales rose dramatically over February sales - 22% of these were cash sales. Average sale prices declined modestly for detached homes but rose for attached home sales. There is some negotiation going on and buyers, on average, are getting their homes for 1 - 3% off the asking price.

There were 135 properties (25% of the total) in Carlsbad at the end of March with the CONTINGENT status, 14% more than last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 552 Carlsbad Homes for sale at the end of March, the 8th decline in inventory, and the lowest inventory since January of 2010! This represents an inventory of 4.8 months for attached homes (down from 5.8 months last month) and 5.2 months for detached (up from 4.8 last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be competitive.

What Impact will the Shadow Inventory have on the Housing Market?

In March the number of new homes coming on the market increased, with 200 new listings (up 41%) hitting the market. The number of homes going pending rose again significantly, up 45% to 171, from February pendings.

In February 2012 there were 96 Carlsbad homes sold (92008, 92009, 92010 and 92011), down modestly from January. Here's the breakdown of overall activity.

The number of Carlsbad home sales overall dropped modestly, but this was due to fewer attached home sales, since more detached sold than last month. Overall average sale prices rose for detached homes. There is still some negotiation going on and buyers, on average, are getting their homes for 4 - 8% off the asking price. Days on market shifted downwards on average.

There were 139 properties (23% of the total) in Carlsbad at the end of February with the CONTINGENT status, 21 more than last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 591 Carlsbad Homes for sale at the end of February, the 8th month of decline in inventory, but only by 1%, and the lowest inventory in over a year! This represents an inventory of 5.9 months for attached homes (up from 5.8 months last month) and 5.2 months for detached (up from 4.8 last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be competitive.

In February the number of new homes coming on the market increased, with 187 new listings (up 33%) hitting the market.  The number of homes going pending rose again fairly significantly, up 18% to 139, from January pendings.

Carlsbad home buyers have lots of options, depending on their budget and location interests.

 

Buyers looking for spacious 4 and 5 bedroom detached single family homes in the $900K to $1.2 million range might consider the Seaside Estates homes for sale.

 

Carlsbad Homes for Sale in Seaside Estate - Seaside Estates homes for Sale in Carlsbad Seaside Homes for Sale in Carlsbad - Carlsbad Homes for Sale in Seaside Estates

 

Located in the 92011 area near Aviara (off Aviara Parkway and east of Hidden Valley) and the Park Hyatt Aviara Resort and Golf Course, Seaside Estates homes in Carlsbad offer buyers an established neighborhood on the hills less than 2 miles from the ocean, with great breezes and some views depending on the home’s location.

 

The homes for sale in Seaside Estates are generally at least 2600 SF or larger, primarily two-story, and with beautiful, lush landscaping and trees.

 

Average pricing in the last year of Seaside Estates homes in Carlsbad has been around $--- for the 4 homes sold. Currently there are only 2 Seaside Estates homes for sale priced at $995,000 and $1,175,000 (the latter is a short sale home). A number of higher priced Seaside homes that were listed over $1 million did not sell in the last 6 months and were taken off the market.

 

Children in Seaside Estates attend the Carlsbad Unified Schools. And the Seaside Estates community is close to Poinsettia Park, one of the nicest in Carlsbad and a site for 3 of the free summer TGIF Jazz in the Parks concerts.

In January 2012 there were 102 Carlsbad homes sold (92008, 92009, 92010 and 92011), the same as in December. Here's the breakdown of overall activity.

The number of Carlsbad home sales remained the same, but with fewer detached homes sold in January than in December, but the opposite for attached. Overall average sale prices declined modestly. There is still some negotiation going on and buyers, on average, are getting their homes for 4 - 8% off the asking price.

There were 118 properties (20% of the total) in Carlsbad at the end of January with the CONTINGENT status, 6 more than last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 597 Carlsbad Homes for sale at the end of January, the 7th decline in inventor, by 4%, and the lowest inventory in over a year! This represents an inventory of 5.8 months for attached homes (down from 6.3 months last month) and 4.8 months for detached (up from 4.5 last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be competitive and is getting more so.

In January the number of new homes coming on the market increased, with 141 new listings (up 54%) hitting the market.  This is likely due to the fact we are past the holidays and heading into the spring market. The number of homes going pending rose significantly, up 22% to 118, from December pendings.  People were buying in January, and late December!

The number of Carlsbad home sales declined modestly overall, but with more detached homes sold in December than in November. Overall average sale prices also declined. There is still some negotiation going on and buyers, on average are getting their homes for 3 – 4% off asking price.

There were 112 properties (18% of the total) in Carlsbad at the end of December with the CONTINGENT status, 3 more than last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 620 Carlsbad Homes for sale at the end of December, the 6th decline in inventory, by 7%, and the lowest inventory in over a year! This represents an inventory of 6.3 months for attached homes (down from 6.5 months last month) and 4.7 months for detached (up from 4.5 last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be competitive and is getting more so. Recent changes may be due, in part, to the holidays.

The number of Carlsbad home sales rose fairly significant, with average sale prices showing the opposite trend, but only modestly. There is some negotiation going on and buyers, on average are getting their homes for 3 – 4% off asking price.

There were 109 properties (16% of the total) in Carlsbad at the end of November with the CONTINGENT status, the same as last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 667 Carlsbad Homes for sale at the end of November, the 5th decline in inventory, by 10%, and the lowest inventory since January of this year! This represents an inventory of 6.5 months for attached homes (down from 6.7 months last month) and 4.5 months for detached (down from 5.4 last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be competitive and is getting more so, especially for detached properties.

In November the number of new homes coming on the market decreased again, with 141 new listings (down 23%) hitting the market.  This may be due to the time of year with the holidays. The number of homes going pending rose again, by 8%, to 97, from October pendings.

The Carlsbad real estate market continues to shift, and the statistics for October show a number of changes from last month. These data do not include private sales or manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In October 2011 there were 89 Carlsbad homes sold (4 zipcodes), a decrease of 30% from September. Here's the breakdown of overall activity.

The number of Carlsbad home sales declined fairly significant, with average sale prices showing an increase for detached homes (the second month in a row) but a decline in average sales prices for attached homes (the same as last month).

There were 109 properties (15% of the total) in Carlsbad at the end of October with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 738 Carlsbad Homes for sale at the end of October, the 4th decline in inventory, by 4%. This represents an inventory of 6.7 months for attached homes (up from 6.4 months last month) and 5.4 months for detached (down from 5.4 last month) based on the current rate of sales over the last 6 months.

The number of Carlsbad home sales remained about the same, with average sale prices showing a small increase for detached homes but a decline in average sales prices for attached homes.

There were 96 properties (13% of the total) in Carlsbad at the end of September with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 767 Carlsbad Homes for sale at the end of September, the 3rd decline in inventory, by 4%. This represents an inventory of 6.4 months for attached homes (down from 6.9 months last month) and 5.4 months for detached (down from 5.6 last month) based on the current rate of sales over the last 6 months.

In August 2011 there were 127 Carlsbad homes sold (4 zipcodes), 2% more than in July. Here's the breakdown of overall activity.

The number of Carlsbad home sales rose again but only modestly, with average sale prices showing modest decreases for detached homes but a significant jump in average sales prices for attached homes.

There were 102 properties (13% of the total) in Carlsbad at the end of August with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders).

There were 798 Carlsbad Homes for sale at the end of August, the second decline in inventory following, by 4%. This represents an inventory of 6.9 months for attached homes (down from 7.4 months last month) and 5.6 months for detached (down from 6.4 last month) based on the current rate of sales over the last 6 months.

In August the number of new homes coming on the market rose, with 210 new listings (up 6%) hitting the market.  The number of homes going pending declined slightly, by 2%, to 124 from July pendings.

You Know You Are in a Surfing Community When…

You Know You Are in a Surfing Community When…

 

Surf shop in CardiffYou will know you are in a surfing community in Southern California when you see surfboards everywhere – under arms, on backs, sticking out of car windows, on the back of people on bicycles, being carried on skateboards, and hanging out the back of pick-up trucks and jeeps.

 

Other tell tale indications are surf shops, restaurants with a surfing theme, and the occasional surf signs.

 

Oh, and wetsuits hanging on cars, on clothes lines, and off balconies.

 

And you can't miss the surfers changing clothes at the side of the road.

 

And the famed surfing statue in Cardiff - this famous statue is often dressed up for various occasions, like the Royal Wedding. You might enjoy the Royal Kook Celebrates the Royal Wedding in Cardiff.

 

That said, you would be hard pressed to find a town here in North Coastal San Diego County, or in SoCal itself, that might not meet the criteria for being a surfing community.

 

Surfer at Moonlight Beach in EncinitasAfter all – they have all the prerequisites…surfers and surf. Some have more of a “surfing community” atmosphere than others, perhaps, but I daresay you won’t find a town along the coast without evidence of surfers somewhere.

 

The communities that stand out in my mind as surfing communities are Carlsbad, Encinitas, Leucadia (a community in Encinitas), and especially Cardiff, all neighbors along the north coastal area in San Diego.

Leucadia – Surfers’ Beach Town (part of the Walkable Neighborhoods series)

 

Cardiff – The Quintessential Southern California Beach Town

 

And some beaches, so I’m told (me only being an Internet surfer), are better known as surfing meccas. Swami’s, in south Encinitas and below the bluff of the Self Realization Fellowship (check out their Meditation Gardens sometime, they are amazing!), immediately comes to mind.

 

But then Oceanside, just to the north of Carlsbad, has THE ULTIMATE…the California Surf Musuem. You MUST visit it, whether you are a surfing fan or not.

If you are interested in owning a home in one of the terrific surfing communities of North San Diego County, you have lots of choices depending on what you want and your budget. Detached homes in the 3 communities mentioned range from about $350K to $29 million. And naturally if you want to surf AND live by the water with a view, expect to pay well over a million to start. But hey, you can’t take it with you, right?
