Carlsbad Homes for Sale - What Happened in the Carlsbad Real Estate Market in March 2012?

The Carlsbad real estate market continues to shift, and the statistics for March show a number of changes from last month, some of them substantial. These data do not include private sales or manufactured/mobile/multi-family housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In March 2012 there were 135 Carlsbad homes sold (92008, 92009, 92010 and 92011), up 41% from February. Here’s the breakdown of overall activity.

The number of Carlsbad home sales rose dramatically over February sales - 22% of these were cash sales. Average sale prices declined modestly for detached homes but rose for attached home sales. There is some negotiation going on and buyers, on average, are getting their homes for 1 - 3% off the asking price.

There were 135 properties (25% of the total) in Carlsbad at the end of March with the CONTINGENT status, 14% more than last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders).
There were 552 Carlsbad Homes for sale at the end of March, the 8th decline in inventory, and the lowest inventory since January of 2010! This represents an inventory of 4.8 months for attached homes (down from 5.8 months last month) and 5.2 months for detached (up from 4.8 last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be competitive.

What Impact will the Shadow Inventory have on the Housing Market?
In March the number of new homes coming on the market increased, with 200 new listings (up 41%) hitting the market. The number of homes going pending rose again significantly, up 45% to 171, from February pendings.

You will know you are in a surfing community in Southern California when you see surfboards everywhere – under arms, on backs, sticking out of car windows, on the back of people on bicycles, being carried on skateboards, and hanging out the back of pick-up trucks and jeeps.
After all – they have all the prerequisites…surfers and surf. Some have more of a “surfing community” atmosphere than others, perhaps, but I daresay you won’t find a town along the coast without evidence of surfers somewhere.
