What Happened in the Escondido Real Estate Market in January 2012?

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured homes). The data are believed to be reliable but are not guaranteed.

In January 2011 there were 101 homes sold in the Escondido real estate market, down 34% from December. Sales dropped fairly significantly as we have seen in other communities; average sale prices also decline but modestly. Buyers were able to negotiate, on average, about 4% off sales price.

Here’s the breakdown of overall activity.

There were 236 Escondido homes (33% of all active properties) on the market with a Contingent status, i.e., short sale or REO homes that have offers being considered by lenders. These are included in the statistics below.

At the end of January 2011 there were 657 Escondido homes for sale, about 6% more homes than in December, in contrast to the drop in inventory we saw for many communities in January. This represents an inventory of 4.1 months for attached homes (up from 3.7 months in December) and 4.8 months for detached homes (up from 4.2 months in December), based on the current rate of sales over the last 6 months.  Thus the market remains tight for buyers but loosened up a bit.

In January 242 homes came on the market, a whopping 90% increase from December…good news for Escondido home buyers following 3 months of declining inventory. The number of homes going pending (132) also increased, by 32%, from December pendings (100), a good sign for the Escondido real estate market.

What Happened in the Escondido Real Estate Market in December 2011?

In December 2011 there were 154 homes sold in the Escondido real estate market, up 9% from November. Sales were up as were average prices for detached homes, and buyers negotiated a bit more on sales price, on average, than they did in November, about 3 – 4%.

Here’s the breakdown of overall activity.

There were 203 Escondido homes (33% of all active properties) on the market with a Contingent status, i.e., short sale or REO homes that have offers being considered by lenders. These are included in the statistics below.

At the end of December 2011 there were 618 Escondido homes for sale, about 13% fewer homes than in November, the 5^th month of decline and a fairly significant one. This represents an inventory of 3.7 months for attached homes (down from 4.9 months in November) and 4.2 months for detached homes (down from 4.8 months in November), based on the current rate of sales over the last 6 months.  Thus the market remains tight for buyers and in some areas seems to favor sellers.

In December 127 homes came on the market, 7% fewer newly listed homes than in November, the 3^rd month of decline; the number of homes going pending (100) also decreased 15% from November pendings (118).

In November 2011 there were 141 homes sold in the Escondido real estate market, up 7% from October. Sales were up as were average prices, and buyers are not negotiating much on the prices from list price – about 2% on average.

There were 214 Escondido homes (30% of all active properties) on the market with a Contingent status, i.e., short sale or REO homes that have offers being considered by lenders. These are included in the statistics below.

At the end of November 2011 there were 711 Escondido homes for sale, about 6% fewer homes than in October, the 4^th month of decline although small. This represents an inventory of 4.9 months for attached homes (up from 4.5 months in October) and 4.8 months for detached homes (down from 5.2 months in October), based on the current rate of sales over the last 6 months.  Thus the market remains tight for buyers.

In November 163 homes came on the market, 18% fewer than newly listed homes in October, the 2^nd month of decline; the number of homes going pending (118) also decreased 11% from October pendings (132).

At the end of October 2011 there were 759 Escondido homes for sale, about 3% fewer homes than in September, the 3^rd month of decline although small. This represents an inventory of 4.5 months for attached homes (up from 3.4 months in September) and 5.2 months for detached homes (down from 5.5 months in September), based on the current rate of sales over the last 6 months.

At the end of September 2011 there were 781 Escondido homes for sale, about 2% fewer homes than in August, the second month of decline although small. This represents an inventory of 3.4 months for attached homes (up from 3.3 months in August) and 5.5 months for detached homes (down from 5.6 months in August), based on the current rate of sales over the last 6 months.

At the end of July 2011 there were 828 Escondido homes for sale, just 5 fewer homes than in June (down 1%). This represents an inventory of 2.9 months for attached homes (down from 3.1 months in June) and 6.3 months for detached homes (down from 6.8 months in June), based on the current rate of sales over the last 6 months.

In July 186 homes came on the market, down 29% from June, perhaps not unusual given the time of year; the number of homes going pending declined again, by 8%, to 147 from 159 in June.

At the end of May 2011 there were 994 Escondido homes for sale, a 20% increase in inventory from April. This represents an inventory of 3.6 months for attached homes (up from 3.3 months in April) and 8 months for detached homes (up from 7 months in April), based on the current rate of sales over the last 6 months.
