The La Jolla real estate market is one of the most expensive in San Diego County. A visit to La Jolla on-line, or better yet in real life, will quickly give you a good sense of why this is so.

La Jolla is often compared to the French and Italian Rivieras with wonderful ocean and coastline vistas from the hills, amazing homes, beautiful architecture, and a terrific year-round climate, attracting visitors from around the world.

Having current, local information on the La Jolla real estate market is essential so you can make informed decisions about your home buying and selling in La Jolla. Despite the shift in prices over the last 6+ years, La Jolla remains an expensive real estate market, particularly for ocean view and ocean front homes.

The La Jolla real estate market saw 55 homes sell in March 2011, a jump by 25% from February sales, the second month of increased sales. Here’s a summary of the real estate activity (these MLS summary data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market increased significantly from February sales, especially for single family detached homes – 40% of the sales were cash transactions. Average sales prices also rose across the board – 4 of the detached homes sold at $3 million and up. Buyers are still negotiating for their homes, last month off list price by 5 - 7% on average.

32 La Jolla homes (9% of the total) had a contingent status at the end of March (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 355 La Jolla homes on the market at the end of March, about the same as in February (356). This translates into an inventory of 7.6 months for detached homes (down from 8.4 last month), and 8.4 months for attached (up from 7.9 months in February), based on the rate of sales over the last 6 months.

97 homes entered the La Jolla real estate market in March, about the same as February, with 59 homes going pending, 9% more than the February pendings.

The La Jolla real estate market saw 44 homes sell in February 2011, a jump by 69% from January sales. Here’s a summary of the real estate activity (these MLS summary data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market increased significantly from January sales. Average sales prices also rose for detached homes, but declined for attached. Buyers are still negotiating for their homes, off list price by 1 - 4% on average.

30 La Jolla homes (7% of the total) had a contingent status at the end of February (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 356 La Jolla homes on the market at the end of February,6 more than in January (up 2%). This translates into an inventory of 8.4 months for detached homes (down from 8.8 last month), and 7.9 months for attached (up from 7.3 months in January), based on the rate of sales over the last 6 months.

96 homes entered the La Jolla real estate market in February, down 13% from January, which had seen a large increase, with 54 homes going pending, 35% more than the January pendings which had increased significantly over December’s.

The La Jolla real estate market saw 26 homes sell in January 2011, a decline by 48% from December sales. Here’s a summary of the real estate activity (these MLS summary data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market decreased significantly, by almost half, from December sales, which is similar to the pattern of decreased sales we saw in some other North County communities in January. The holidays and post-holiday period may have been having an impact on people’s purchases.

Average sales prices declined for detached homes, but rose for attached. Buyers are still negotiating for their homes, off list price by 5 – 11% on average.

25 La Jolla homes (7% of the total) had a contingent status at the end of January (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 350 La Jolla homes on the market at the end of January, just 4 more than in December. This translates into an inventory of 8.8 months for detached homes (the same as last month), and 7.3 months for attached (up from 6.1 months in December), based on the rate of sales over the last 6 months.

116 homes entered the La Jolla real estate market in January, almost 3 times as many as in December (up 190%) which should make buyers happy, with 40 homes going pending, 74% more than the December pendings.

Like other communities, La Jolla has been hit by the downturn in the market. Despite the shift in prices, La Jolla remains an expensive real estate market, particularly for ocean view and ocean front homes.

The La Jolla real estate market saw 50 homes sell in December 2011, up 39% from November sales. Here’s a summary of the real estate activity (these MLS summary data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market increased significantly, by 39%, from November sales, which is similar to the pattern of increased sales we saw in some other North County communities in December.

Average sales prices declined for detached homes, but interestingly the most expensive home sold in La Jolla in all of 2011 sold this month, at $14,097,000. Buyers are still negotiating for their homes, off list price by 5 – 11% on average.

32 La Jolla homes (9% of the total) had a contingent status at the end of December (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 346 La Jolla homes on the market at the end of December, a drop by 10% from November, the 4th month of decline and a pattern we are seeing on other North County San Diego coastal communities. This translates into an inventory of 8.8 months for detached homes (down from 9.9 last month), and 6.1 months for attached (down from 6.7 months in October), based on the rate of sales over the last 6 months. Thus the La Jolla real estate market continues to become even more competitive for buyers.

40 homes entered the La Jolla real estate market in December, 31% fewer than in November, perhaps not surprising given the holiday season, with 23 homes going pending, 39% fewer than the number of November pendings, again a pattern we see echoed in other communities.

The La Jolla real estate market saw 36 homes sell in November 2011, down 31% from October sales. Here’s a summary of the real estate activity (these MLS summary data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market declined by 31% from October sales, which contrasts to the pattern of increased sales we saw in many North County communities in November. Interestingly this is just about the same volume as in November 2010.

 

Average sales prices also increased, especially for detached homes, no doubt due to the sale of 2 expensive homes at $7M and $12M which drove up the average. The overall average price of a La Jolla home is THE SAME as in November 2010. However, the average price of a detached home was significantly higher, in part due to those 2 high end sales this past month. Buyers are still negotiating for their homes, off list price by 5 – 8% on average.

There were 384 La Jolla homes on the market at the end of November, a drop by 10% from October, the 3rd month of decline, again a pattern we are seeing in other communities. This translates into an inventory of 9.9 months for detached homes (down from 10.3 last month), and only 6.7 months for attached (down from 7.3 months in October), based on the rate of sales over the last 6 months. Thus the La Jolla real estate market continues to become more competitive for buyers.

58 homes entered the La Jolla real estate market in November, 24% fewer than in October, perhaps not surprising given the holiday season, with 38 homes going pending, half the number of pendings as in October (down 49%).

La Jolla has often been compared to the French and Italian Rivieras with wonderful ocean and coastline vistas from the hills, amazing homes, beautiful architecture, and a terrific year-round climate, attracting visitors from around the world.

Having accurate information on the La Jolla real estate market is essential so you can make informed decisions about your home buying and selling in the community. Like other communities, La Jolla has been hit by the downturn in the market. Despite the shift in prices, La Jolla remains an expensive real estate market, particularly for ocean view and ocean front homes.

The La Jolla real estate market saw 52 homes sell in October 2011, up 18% over September sales. Here’s a summary of the real estate activity (these MLS data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market rose 18% over September sales, especially for detached homes. In contrast, a pattern we often see, average sales prices declined across the board. Buyers are still negotiating a bit for their homes, off listing price by 5 – 8% on average.

35 La Jolla homes (8% of the total) had a contingent status at the end of October (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 427 La Jolla homes on the market at the end of October, a drop by 14% from September, the 2nd month of decline, also seen in other communities. This translates into an inventory of 10.3 months for detached homes (down from 11.4 last month), and 7.3 months for attached (down from 7.6 months in September), based on the rate of sales over the last 6 months.

76 homes entered the La Jolla real estate market in October, about the same as in September (down by 2), with 76 homes going pending, an increase in pendings of 46%.

The volume of sales in the La Jolla real estate market changed little from last month overall, a pattern we also saw in August. In contrast average sale prices declined for detached homes but increased for attached homes. Days on market did not shift substantially.

30 La Jolla homes (7% of the total) had a contingent status at the end of September (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 446 La Jolla homes on the market at the end of September, a drop by 10% from August. This translates into an inventory of 11.2 months for detached homes (down from 11.4 last month), and 7.6 months for attached (down from 8.6 months in August), based on the rate of sales over the last 6 months.

78 homes entered the La Jolla real estate market in September, 10% fewer than in August, with 52 homes going pending, almost 4 times the number that went pending in August (14).

The volume of sales in the La Jolla real estate market changed little from last month overall. But in contrast average sale prices rose substantially across the board. This is, in part, due to the sale of an $11,550,000 home, the most expensive home sold in 2011 so far.

32 La Jolla homes (6% of the total) had a contingent status at the end of August (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 493 La Jolla homes at the end of August, just 1% below July; 58% of these are detached single family homes. This translates into an inventory of 11.6 months for detached homes (down from 11.9 last month), and 8.6 months for attached (down from 93.6 months in July), based on the rate of sales over the last 6 months.

32 La Jolla homes (6% of the total) had a contingent status at the end of July (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 498 La Jolla homes at the end of July, just 1% below June, the first decline, albeit small, after 5 months of inventory increases;  56% of these are detached single family homes. This translates into an inventory of 11.9 months for detached homes (down from 12.8 last month), and 9.6 months for attached (down from 10.2 months in June), based on the rate of sales over the last 6 months.

108 homes entered the La Jolla real estate market in July, 4% more than in June, with 44 homes going pending, a decrease by 14% from May.

Having accurate information on the La Jolla real estate market is essential so you can make informed decisions about your home buying and selling in the community. Like other communities, La Jolla has been hit by the downturn in the market. Despite the shift in prices, La Jolla remains an expensive real estate market, particularly for ocean view and ocean front homes.

The La Jolla real estate market saw 46 homes sell in June 2011, about the same as last month (47). Here's a summary of the real estate activity (these data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market from last month overall, but detached home sales increased while attached homes sales declined. Average sakes prices rose significantly for attached homes, but declined for detached.

31 La Jolla homes (6% of the total) had a contingent status at the end of June (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 504 La Jolla homes at the end of June, 2% more than in May, the 5th  month of inventory increases;  57% of these are detached single family homes. This translates into an inventory of 12.8 months for detached homes (up from 12.3 last month), and 10.2 months for attached (down from 10.5 months in April), based on the rate of sales over the last 6 months.

104 homes entered the La Jolla real estate market in June, 13% fewer than in May, with 51 homes going pending, also a decrease, by 7%, from May.
