In February 2011 there were 159 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 20% more than last month. Here’s the breakdown of overall activity.

Sales volume rose substantially from January sales for detached homes, but dropped for attached. Average prices shifted upwards for detached homes, in particular for attached homes, the 2nd month of average price increases. Buyers are still negotiating only about -3 - 4% from asking price across the board.

At the end of February 2012 there were 758 Oceanside homes for sale, an increase of 5% over last month, following 5 months of inventory decline. This represents an inventory of 4.6 months for detached homes (up from 4.3 months in January) and 4.4 months for attached homes (up from 4 months last month) based on the current rate of sales over the last 6 months.

In February 238 Oceanside homes came on the market, a 53% increase from January new listings, which had spiked from December new listings, which is good news for buyers. During February the number of Oceanside homes going pending (168) also rose, by 14%, from last month.

In January 2011 there were 133 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 24% fewer than last month. Here’s the breakdown of overall activity.

Sales volume dropped from December sales, in particular for detached single family homes. Overall average prices shifted downwards for detached homes but rose for attached properties. The average marketing time remained about the same, as did the average level of negotiation by buyers, off 2-3% from asking price across the board.

 

At the end of January 2012 there were 721 Oceanside homes for sale, a decrease of 1% over last month, the 5th month of inventory decline. This represents an inventory of 4.3 months for detached homes (up from 4.2 months in December) and 4 months for attached homes (the same as last month) based on the current rate of sales over the last 6 months.

In January 156 Oceanside homes came on the market, a 50% increase from December, which is good news for buyers. During January the number of Oceanside homes going pending (148) dropped by 5% from last month.

In December 2011 there were 175 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 4% fewer than last month, but likely not a surprise given the time of year. Here’s the breakdown of overall activity.

Sales volume dropped modestly from November sales for detached single family home but remained the same for attached homes. Overall average prices did not change, but by category rose for detached but declined for attached homes. The average marketing time remained about the same, as did the average level of negotiation, off 3% from asking price across the board.

 

At the end of December 2011 there were 731 Oceanside homes for sale, a decrease of 11% over last month, the 4th month of inventory decline, a pattern we have seen in other communities. This represents an inventory of 4.2 months for detached homes (down from 4.5 months in November) and 4 months for attached homes (down from 4.8 months in November) based on the current rate of sales over the last 6 months.  Thus the Oceanside real estate market had gotten even tighter for buyers.

In December 156 Oceanside homes came on the market, down about 15% from November which may lead to a further tightening in the Oceanside real estate market in January. During December the number of homes going pending (156) remained about the same as last month (up by 1).

In November 2011 there were 183 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 14% more than last month. Here’s the breakdown of overall activity.

Sales volume rose overall from October sales, especially for attached homes. The pattern for pricing was not so straightforward – average prices decreased for detached homes, although modestly, but jump fairly significantly for attached. The average marketing time remained about the same.

 

At the end of November 2011 there were 824 Oceanside homes for sale, a decrease of 9% over last month, the third month of inventory decline, a pattern we have seen in other communities. This represents an inventory of 4.5 months for detached homes (down from 5.1 months in October) and 4.8 months for attached homes (down from 4.9 months in October) based on the current rate of sales over the last 6 months.

In November 184 Oceanside homes came on the market, down about 24% from October which may lead to a further tightening in the Oceanside real estate market. During November the number of homes going pending (155) also shifted downward from October but only by 4 homes (3%).

In October 2011 there were 161 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 9% fewer than last month. Here’s the breakdown of overall activity.

Sales volume declined from September sales, but only modestly for detached homes. In contrast the average sales prices of detached homes increase, although not significantly, but declined for attached homes.

 

At the end of October 2011 there were 901 Oceanside homes for sale, a decrease of 4% over last month, the second month of inventory decline. This represents an inventory of 5.1 months for detached homes (down from 5.4 months in September) and 4.9 months for attached homes (up from 4.7 months in Septembert) based on the current rate of sales over the last 6 months.

In October 241 Oceanside homes came on the market, about the same as in September (down by 2, or 1%) . During October the number of homes going pending (159) also shifted downward from September but only by 2%.

In September 2011 there were 176 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 17% more than last month, following 2 months of decline. Here’s the breakdown of overall activity.

Sales volume rose substantially over August, especially for detached homes. In contrast the average sales prices of detached homes declined, but not significantly, but rose slightly for attached homes from August.

 

At the end of September 2011 there were 936 Oceanside homes for sale, a decrease of 3% over last month. This represents an inventory of 5.4 months for detached homes (down from 5.8 months in August) and 4.7 months for attached homes (the same as in August) based on the current rate of sales over the last 6 months.

In September 246 Oceanside homes came on the market, about 12% fewer than in August (275) making the market a bit more competitive given the sales trends. During September the number of homes going pending (162) shifted downward from August by 4%.

Oceanside Homes for Sale - Homes for Sale in Oceanside CA

 

The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In August 2011 there were 150 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 11% fewer than last month, a second month of decline. Here’s the breakdown of overall activity.

Sales volume declined from July volume overall, the second month of decline. In contrast the average sales prices of detached homes rose 9% over July, but declined for attached.

 

At the end of August 2011 there were 961 Oceanside homes for sale, an increase of 3% over last month. This represents an inventory of 5.8 months for detached homes (down from 6.3 months in June) and 4.7 months for attached homes (down from 5.3 months in June) based on the current rate of sales over the last 6 months.

In August 275 Oceanside homes came on the market, about 27% more than in July (216). During August the number of homes going pending (169) remained about the same as in July (170).

In July 2011 there were 168 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 9% fewer than last month. Here’s the breakdown of overall activity.

In June 2011 there were 184 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 16% more than last month. Here's the breakdown of overall activity.

Sales volume rose from May volume, primarily for attached homes; average sale prices rose for detached homes, but decline for attached homes. 

At the end of June 2011 there were 949 Oceanside homes for sale, about 3% more than last month. This represents an inventory of 6.3 months for detached homes (up from 6.2 months in May) and 5.3 months for attached homes (down from 5.4 months in May) based on the current rate of sales over the last 6 months.

In June 297 Oceanside homes came on the market, about the same as in May (300). During June the number of homes going pending (201) was up 28% from last month's pendings.
