As a buyer or seller in the Rancho Santa Fe real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying or selling a Rancho Santa Fe home. 

The Rancho Santa Fe real estate market is very localized, and the most expensive community, on average, in San Diego County. Knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky since many high-end properties are unique.

Rancho Santa Fe Homes – The Crosby: Golf Community Extraordinaire

Here is a summary of the Rancho Santa Fe real estate market for March 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        Total sales for March rose significantly from February, with 17 detached Rancho Santa Fe homes sold (up 55%); only 1 attached home sold in contrast to 3 last month (there are only 8 attached home listings currently). Of the total sales 35% were cash

·        The average sales price of the detached homes sold was $2,571,875, up 54% from February’s average sales price (5 homes sold at $3 million or above)

·        The attached home sold at $620,000 (last month’s sales averaged $679K), taking 253 days to sell at 94% of the list price

·        Average marketing time for the detached homes was 180 days (compared to 130 last month)

·        The detached homes sold, on average, for 93% of asking price. Buyers negotiated a fair amount off asking prices on their home purchases, averaging 6 - 7%

As of the end of March there were 8 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 2 less than last month, and these are included in the Active statistics below.

Homes for Sale in Rancho Santa Fe - Rancho Santa Fe Homes for Sale Homes for Sale in Rancho Santa Fe - Rancho Santa Fe Homes for Sale

As of March 2011 there were 226 Ranch Santa Fe homes for sale (96% of these are detached), 6 more than last month (up 3%). This represents an inventory of only 4.8 months for attached homes (up from 4.7 months in February), and 15.8 months for detached homes at the current rate of sales (based on a 6-month period), which is up from 15.2 months in February.

The number of Rancho Santa Fe homes coming on the market in March increased again significantly to 57 (up 33%), up from 43 last month, with 25 homes going pending during the same period, an increase in pendings by 19% over last month (21).

The Rancho Santa Fe real estate market is very localized, and the most expensive community, on average, in San Diego County. Knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky since many high-end properties are unique.

Here is a summary of the Rancho Santa Fe real estate market for February 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        Total sales for February declined from January, with 11 detached Rancho Santa Fe homes sold (down 27%), the 2nd month of decline; but 3 attached homes sold in contrast to only 1 last month (there are only 10 attached home listings currently).

·        The average sales price of the detached homes sold was $1,672,090, down 43% from January’s average sales price (the most expensive home sold was about $2.75 million with 8 under $2 million, whereas last month 2 homes sold between $4 and $4.5 million and 1 at $6 million).

·        The average price of the attached homes sold was $679,333 (last month’s only sale was $650K), taking an average of 142 days to sell at 91% of list price

·        Average marketing time for the detached homes was 130 days (compared to 261 last month).

·        The detached homes sold, on average, for 90% of asking price. Buyers negotiated a fair amount off asking prices on their home purchases, averaging 9 - 10%.

As of the end of February there were 10 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 3 less than last month, and these are included in the Active statistics below.

Golf Course Homes for Sale at Whipsering Palms in Rancho Santa Fe CA

As of February 2011 there were 220 Ranch Santa Fe homes for sale (97% of these are detached), 6 fewer than last month (down 3%). This represents an inventory of only 4.7 months for attached homes (down from 10.3 months in January), and 15.2 months for detached homes at the current rate of sales (based on a 6-month period), which is down from 15.7 months in January.

The number of Rancho Santa Fe homes coming on the market in February increased significantly to 43 (up 26%), up from 34 last month, with 21 homes going pending during the same period, an increase in pendings by 62% over last month (13).

Here is a summary of the Rancho Santa Fe real estate market for January 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        Total sales for January declined from December, with 15 detached Rancho Santa Fe homes sold (down 17%); only 1 attached home sold in contrast to 3 last month.

·        The average sales price of the detached homes sold was $2,929,928, up 40% from December’s average sales price (no doubt due to the sale of 2 homes between $4 and $4.5 million and 1 at $6 million).

·        The attached home sold for $650K as compared to the average sales price of attached homes in December at $554,666, taking only 26 days to sell at 98% of list price

·        Average marketing time for the detached homes was 261 days (compared to 151 last month).

·        The detached homes sold, on average, for 92% of asking price. Buyers negotiated a fair amount off asking prices on their home purchases, averaging 8%.

As of the end of January there were 13 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), the same as last month, and these are included in the Active statistics below.

As of January 2011 there were 226 Ranch Santa Fe homes for sale (95% of these are detached), just 4 fewer than last month. This represents an inventory of 10.3 months for attached homes (down from 16.1 months in December), and 15.7 months for detached homes at the current rate of sales (based on a 6-month period), which is up from 10 months in December.

The number of Rancho Santa Fe homes coming on the market in January increased significantly to 34, up from 13 last month, with 13 homes going pending during the same period, about the same as last month (14).

Here is a summary of the Rancho Santa Fe real estate market for December 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        Total sales for December rose substantially over November, with 18 detached homes sold (up 63%); there were 3 attached homes sold in contrast to 1 last month.

·        The average sales price of the detached homes sold was $2,088,436, a decrease of 26% from November’s average sales price. This is likely due to the sale of a $9.225M home in the prior month that raised the average substantially

·        The average sales price of the attached homes was $554,666, taking 131 days to sell at 90% of asking

·        Average marketing time for the detached homes was 151 days (compared to 99 last month).

·        The detached homes sold, on average, for 90% of asking price, the same for the attached homes. Buyers negotiated a fair amount off asking prices on their home purchases, averaging 10%.

As of the end of December there were 13 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 3 less than last month, and these are included in the Active statistics below.

As of December 2011 there were 230 Ranch Santa Fe homes for sale (93% of these are detached), down 17% from last month, a trend we have seen in other North San Diego County communities. This represents an inventory of 16.1 months for attached homes (down from 20.4 months in November), and 10 months for detached homes at the current rate of sales (based on a 6-month period), which is down from 17.6 months in November.

The number of Rancho Santa Fe homes coming on the market in December decreased significantly: only 13, down from 34 last month, which means a further tightening of the Rancho Santa Fe real estate market, with 14 homes going pending during the same period, about the same as last month (15).

Here is a summary of the Rancho Santa Fe real estate market for November 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        Total sales for November remained stable, with 11 detached homes sold, just 1 less than in October; only 1 attached home sold in November – the demand for attached homes/condos remains limited.

·        The average sales price of the detached homes sold was $2,803,354, an increase of 30% from October’s average sales price. This is due to the sale of a $9.225M home, the most expensive sale YTD in Rancho Santa Fe, for cash – there are currently 10 homes for sale priced at over $10 million (up to around $25 million)

·        The attached home sold for $580,000, taking 69 days to sell at 94% of asking

·        Average marketing time for the detached homes was 99 days (compared to 113 last month).

·        Detached homes sold, on average, for 95% of asking price.

As of the end of November there were 16 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 3 more than last month, and these are included in the Active statistics below.

As of November 2011 there were 278 Ranch Santa Fe homes for sale (93% of these are detached), down 4% from last month, a trend we have seen in other North San Diego County communities. This represents an inventory of 20.4 months for attached homes (up from 17 months in October), and 17.6 months for detached homes at the current rate of sales (based on a 6-month period), which is up from 165 months in October.

The number of Rancho Santa Fe homes coming on the market in November decreased slightly, to 34 from 35 last month, with 15 homes going pending during the same period, almost twice as many as last month (8).

As a buyer or seller in the Rancho Santa Fe real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying or selling a Rancho Santa Fe home. 

The Rancho Santa Fe real estate market is very localized, and the most expensive community, on average, in San Diego County. Knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky since many high-end properties are unique.

Here is a summary of the Rancho Santa Fe real estate market for October 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        Total sales for October decreased by 24%, with 13 detached homes sold; no attached homes sold in October (same as in September).

·        The average sales price of the detached homes sold was $2,159,194, an increase of 14% from September’s average sales price.

·        Average days on market for the detached homes was 113 days (compared to 188 last month).

·        Detached homes sold, on average, for 90% of asking price.

As of the end of October there were 13 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 3 less than last month, and these are included in the Active statistics below.

As of October 2011 there were 290 Ranch Santa Fe homes for sale (93% of these are detached), down just 2 (1%) from last month. This represents an inventory of 17 months for attached homes (up from 13.3 months in September), and 16.5 months for detached homes at the current rate of sales (based on a 6-month period), which is up from 16 months in September.

The number of Rancho Santa Fe homes coming on the market in October decreased 10%, to 35 from 39 last month, with 8 homes going pending during the same period, a downward shift from last month (13).

·        Average days on market for the detached homes was about the same at 188 days.

·        Detached homes sold, on average, for 91% of asking price.

As of the end of September there were 16 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 3 more than last month, and these are included in the Active statistics below.

As of September 2011 there were 292 Ranch Santa Fe homes for sale (93% of these are detached), down 4% from last month. This represents an inventory of 13.3 months for attached homes (dup from 12 months in August), and 16 months for detached homes at the current rate of sales (based on a 6-month period), which is up from 15.3 months in August.

Here is a summary of the Rancho Santa Fe real estate market for August 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        Total sales for August remained the same, with 11 detached homes sold, 2 less than in July, with 2 attached homes sold (2 more than last month).

·        The average sales price of homes sold was $1,907,538, a decrease of 21% over July’s average sales price. The average sale price of detached homes dropped by 14% to $2,075,272. The average price of the 2 attached homes sold was $985,000.

·        Average days on market for the detached homes was 185, up from last month’s 137 days.

·        Detached homes sold, on average, for 90% of asking price, while the attached homes sold at 93% of asking.

As of the end of August there were 13 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), the same as last month, and these are included in the Active statistics below..

As of August 2011 there were 304 Ranch Santa Fe homes for sale (94% of these are detached), down 2% from last month. This represents an inventory of 12 months for attached homes (down from 15.4 months in July), and 15.3 months for detached homes at the current rate of sales (based on a 6-month period), which is down from 13.5 months in July.

The number of Rancho Santa Fe homes coming on the market in August declined by 37%, to 30 from 47 last month, with 13 homes going pending during the same period, almost the same as last month (14).

Here is a summary of the Rancho Santa Fe real estate market for July 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

·        13 Detached homes were sold, about half the number sold in June (24); no attached homes sold in July.

·        The average sales price of homes sold was $2,402,302, an increase of 22% over June’s average sales price for detached homes ($1,965,000). Over half the homes sold for over $2M with one close to $6M, helping to raise the average.

·        Average days on market for the detached homes was 137, down from last month’s 158 days, and homes sold, on average, for 89% of asking price (93% in June).

As of the end of July there were 13 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 2 more than last month, and these are included in the Active statistics below..

As of July 2011 there were 310 Ranch Santa Fe homes for sale (94% of these are detached), up 4% from last month, another inventory increase. This represents an inventory of 15.4 months for attached homes (up from 12.7 months in June), and 13.5 months for detached homes at the current rate of sales (based on a 6-month period), which is down from 14.5 months in May.

The number of Rancho Santa Fe homes coming on the market in July rose by 12%, to 47 from 42 last month, with 14 homes going pending during the same period, an increase of 2 over June pendings.

The number of detached homes sold in Rancho Santa Fe increased again, but modestly, over May sales. Average sales prices, however, declined across the board. Average days on market also was up significantly over the prior month for detached and attached homes.

As of the end of June there were 11 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 1 more than last month, and are included in the Active statistics below.

As of June 2011 there were 297 Ranch Santa Fe homes for sale (94% of these are detached), up 7% from last month, another inventory increase. This represents an inventory of 12.7months for attached homes (up from 9.6 months in May), and 14.5 months for detached homes at the current rate of sales (based on a 6-month period), which is up from 14 months in May.

The number of Rancho Santa Fe homes coming on the market in June declined by 18%, down to 42 from 51 last month, with 12 homes going pending during the same period, down by 1/3 from May.
