The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In February 2012 there were 85 homes sold in San Marcos’ 2 zip codes (92069 and 92078), up 13% from January. Here’s the breakdown of overall activity.

Sales volume increased for both detached and attached homes from January, and average sales prices also shifted up modestly across the board. Buyers are not negotiating much on their purchases, getting only 3% off the asking price on average.

 

There were 164 San Marcos homes for sale at the end of February with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

The San Marcos real estate market inventory remained stable February - at the end of February 2012 the San Marcos real estate market had 358 homes for sale (46% are contingent), 1 more than at the end of January.

 

This represents an inventory of 3.9 months for attached homes (up from 3.5 months) and 4.1 months for detached (up from 4 months) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers and is trending more toward a seller’s market overall, with the lowest absorption rates for the North San Diego County coastal communities!

 

And good news for sellers is that homes are not taking long to sell, on average about 3 months.

In February 2012 we saw 145 homes come on the market, 31% more than last month. The number of homes going pending in February (105) increased by 27% from last month’s pendings, another positive sign.

In January 2012 there were 75 homes sold in San Marcos’ 2 zip codes (92069 and 92078), down 35% from December. Here’s the breakdown of overall activity.

Sales volume decreased significantly for detached single family homes in San Marcos, but rose modestly for attached properties. Average sales prices shifted up modestly for detached homes but declined for attached. Buyers are not negotiating much on their purchases, getting only 1-2% off the asking price on average.

 

There were 143 San Marcos homes for sale at the end of January with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

The San Marcos real estate market tightened further in January - at the end of January 2012 the San Marcos real estate market had 357 homes for sale (40% are contingent), 3% fewer than at the end of December, another decline although modest.

 

This represents an inventory of 3.5 months for attached homes (down from 3.7 months) and 4 months for detached (up from 3.9 months) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers and is trending more toward a seller’s market overall, with the lowest absorption rates for the North San Diego County coastal communities!

 

And good news for sellers is that homes are not taking long to sell, on average about 3 months.

There were 123 San Marcos homes for sale at the end of December with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

The San Marcos real estate market tightened further in December - at the end of December 2011 the San Marcos real estate market had 368 homes for sale (33% are contingent), 10% fewer than at the end of November, probably a reflection of the time of year, and another decline.

 

This represents an inventory of 3.7 months for attached homes (down from 3.9 months) and 3.9 months for detached (down from 4.4 months) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers and is trending more toward a seller’s market overall, with the lowest absorption rates for the North San Diego County coastal communities!

 

And good news for sellers is that homes are not taking long to sell, on average about 3 months.

The number of homes going pending in December (66) declined by almost 1/3 from last month’s pendings, perhaps a reflection of the holiday season.

There were 135 San Marcos homes for sale at the end of November with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

At the end of November 2011 the San Marcos real estate market had 407 homes for sale (33% are contingent), 8% fewer than at the end of October, probably a reflection of the time of year.

 

This represents an inventory of 3.9 months for attached homes (down from 4.2 months) and 4.4 months for detached (down from 4.5 months) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers, with the lowest absorption rates for the North San Diego County coastal communities! And good news for sellers is that homes are not taking long to sell, on average about 3 months.

There were 143 San Marcos homes for sale at the end of October with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, the same as last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

At the end of October 2011 the San Marcos real estate market had 443homes for sale (32% are contingent), just 1% fewer than at the end of September. This represents an inventory of 4.2 months for attached homes (up from 3.8 months) and 4.5 months for detached (the same as for the prior 2 monthst) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers, with the lowest absorption rates for the North San Diego County coastal communities!

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In September 2011 there were 83 homes sold in San Marcos’ 2 zip codes (92069 and 92078), down 19% from last month. Here’s the breakdown of overall activity.

Sales volume declined fairly significantly overall, while average sales prices remained about the same as last month.

 

There were 138 San Marcos homes for sale at the end of September with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, the same as last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

At the end of September 2011 the San Marcos real estate market had 448 homes for sale (31% are contingent), a 2% decrease in inventory from August. This represents an inventory of 3.8 months for attached homes (down from 4.3 months) and 4.5 months for detached (the same as in August) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains highly competitive for buyers, with the lowest absorption rates for the North San Diego County coastal communities!

In September 2011 we saw 138 homes come on the market, 5% more than last month. The number of homes going pending in September (98) saw an increase of 21%, from August pendings.

There were 142 San Marcos homes for sale at the end of July with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

At the end of July 2011 the San Marcos real estate market had 469 homes for sale (30% are contingent), a 3% decrease in inventory from June. This represents an inventory of 4.6 months for attached homes (down from 4.7 months) and 4.9 months for detached (down from 5.5 months in June) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains pretty competitive for buyers, with the lowest absorption rates for the North San Diego County coastal communities!

This represents an inventory of 4.7 months for attached homes (up from 4.5 months) and 5.5 months for detached (up from 5.2 months in May) based on the current rate of sales over the last 6 months. The San Marcos real estate market remains competitive for buyers!
