The following data are taken from the San Diego MLS for Solana Beach real estate (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured housing). The data are believed to be reliable but are not guaranteed

In March 2012 there were 20 Solana Beach homes sold, an increase of over 40% from last month (14 sold).

Sales volume in the Solana Beach real estate market for March rose significantly, especially for attached. Average sale prices for both detached and attached – 20% of these transactions were cash. We are still seeing negotiation in prices, on average from 4 - 6%. Given the small number of sales, one cannot draw any firm conclusions about pricing trends.

At the end of March 2012 there were 83 Solana Beach homes for sale, down 9% from February’s inventory, another decline, making the Solana Beach market more competitive for buyers. 16 of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 7.2 months for attached homes (down from 9.7 months last month) and 4.4 months for detached (down from 4.7 months in February) based on the current rate of sales over the last 6 months, good news for sellers.

What Impact will the Shadow Inventory Have on the Housing Market?

In March 22 homes came into the Solana Beach real estate market, 2 fewer than last month; 21 homes went pending in March 2012, 40% more than last month.

In February 2012 there were 14 Solana Beach homes sold, 1 less than last month (down 7%). Here’s the breakdown of overall activity.

Sales volume in the Solana Beach real estate market for February rose for detached homes but dropped for attached. In contrast average sale prices rose across the board, although modestly. We are still seeing negotiation in prices, on average from 3 - 8%. Given the small number of sales, one cannot draw any firm conclusions about pricing trends.

 

At the end of February 2012 there were 91 Solana Beach homes for sale, down 3% from January’s inventory, another decline, making the Solana Beach market more competitive for buyers. 12 of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 9.7months for attached homes (up from 9.3 months last month) and 4.7 months for detached (down from 5.5 months in January) based on the current rate of sales over the last 6 months.

In February 24 homes came into the Solana Beach real estate market, 33% more than last month; 15 homes went pending in February 2012, the same as last month.

We are still seeing negotiation in prices, on average from 4 – 5%. Given the small number of sales, one cannot draw any firm conclusions about pricing trends.

 

At the end of January 2012 there were 94 Solana Beach homes for sale, down 5% from December’s inventory, another decline, making the Solana Beach market more competitive for buyers. 15 of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 9.3 months for attached homes (down from 9.8 months last month) and 5.5 months for detached (down from 6 months in December) based on the current rate of sales over the last 6 months, resulting in a further tightening of the Solana Beach real estate market for buyers.

In December 2011 there were 12 Solana Beach homes sold, a modest decline from last month. Here’s the breakdown of overall activity.

Sales volume in the Solana Beach real estate market for December declined, especially for detached homes (but this % was only a drop by 2 sales), but we saw the opposite trend for attached homes. Interestingly average sales prices went up fairly significantly – this is apparently due to 3 sales over $1.7 million. We are still seeing negotiation in prices, on average from 3 – 5%. Given the small number of sales, one cannot draw any firm conclusions about pricing trends.

 

At the end of December 2011 there were 99 Solana Beach homes for sale, down 7% from November’s inventory, another decline, making the Solana Beach market more competitive for buyers. Nine of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 9.8 months for attached homes (dup from 8months last month) and 6 months for detached (down from 6.4 months in November) based on the current rate of sales over the last 6 months.

Detached homes took longer to sell (almost twice as long) as in the previous month, and we are seeing a fair amount of negotiation in prices, especially for attached homes/condos . Given the small number of sales, one cannot draw any firm conclusions about pricing trends.

 

At the end of November 2011 there were 106 Solana Beach homes for sale, down 10% from October’s inventory, another decline, making the Solana Beach market more competitive for buyers. Nine of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 8 months for attached homes (down from 8.3 last month) and 6.4 months for detached (down from 8.8 months in October) based on the current rate of sales over the last 6 months.

Sales volume in the Solana Beach real estate market for October remained the same as last month. Average sales prices rose for detached single family homes, but declined for attached homes. Interestingly the average time needed to sell these homes remained well below 2 months, the lowest in the coastal area. Given the small number of sales, one cannot draw any firm conclusions about pricing trends.

 

At the end of October 2011 there were 118 Solana Beach homes for sale, just 1 less than at the end of September, another decline, making the Solana Beach market more competitive for buyers. Thirteen of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 8.3 months for attached homes (the same as last month) and 8.8 months for detached (down from 9.4 months in September) based on the current rate of sales over the last 6 months.

In October 20 homes came into the Solana Beach real estate market, the same as last month; 8 homes went pending in October 2011, in contrast to 13 last month, a decrease of 38%.

Solana Beach Real Estate Market Report for September 2011

 

Solana Beach is an affluent coastal town south of Encinitas and Cardiff, and one of the more expensive coastal communities in the North San Diego County area.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; media reports focus on general market statistics and therefore will not provide you with an accurate picture of the Solana Beach real estate market conditions.

 

The following data are taken from the San Diego MLS for Solana Beach real estate (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured housing). The data are believed to be reliable but are not guaranteed.

 

In September 2011 there were 12 Solana Beach homes sold, the same as last month. Here’s the breakdown of overall activity.

At the end of August 2011 there were 128 Solana Beach homes for sale, 10% less than at the end of July. Nine of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 7.4 months for attached homes (down from 9.1 months) and 11.1 months for detached (down from 12.1 months in July) based on the current rate of sales over the last 6 months.

In August 25 homes came into the Solana Beach real estate market, 15% fewer than last month; 15 homes went pending in August 2011, in contrast to 9 last month, an increase of 16%.

The following data are taken from the San Diego MLS for Solana Beach real estate (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured housing). The data are believed to be reliable but are not guaranteed.

 

In July 2011 there were 11 Solana Beach homes sold, less than half the number sold in June (23). Here’s the breakdown of overall activity.

Sales volume declined significantly from June with only 3 detached homes selling. Average sales prices rose for detached homes but declined for attached. Given the small number of sales, especially for detached homes, one cannot draw any firm conclusions about pricing trends.

 

At the end of July 2011 there were 143 Solana Beach homes for sale, 5% more than at the end of June, another increase albeit modest. Eleven of these homes are “contingent” (short sale or REO homes with offers being reviewed by lenders and considered active). This represents an inventory of 9.1 months for attached homes (down from 11 months) and 12.1 months for detached (up from 10.1 months in June) based on the current rate of sales over the last 6 months.

In July 33 homes came into the Solana Beach real estate market, 25% more than last month; 9 homes went pending in July 2011, in contrast to 11 last month, a decrease of 18%.

In June 2011 there were 23 Solana Beach homes sold, 11% more than the number of sales in April. Here's the breakdown of overall activity.
