New Construction Homes at Rockrose at the Foothills in Carlsbad
Buyers in the Carlsbad real estate market looking for new construction homes should think about Rockrose at the Foothills in Carlsbad.
This eco-savvy collection of new construction homes is being built adjacent to the master planned community of Calavera Hills in east Carlsbad at Cannon Road and El Camino Real. No models are available for preview yet but construction has begun (see photos).
My guess is homes may be ready for occupancy starting in mid to late 2010 but time will tell - as I get more information I will pass it along.

My understanding is that Rockrose at the Foothills will feature 4 floor plans including a single story style (Read more if you are on the hunt for single story homes in the Carlsbad real estate market and nearby communities) ranging in size from 2116 SF up to 3167 SF, with pricing they anticipate to start in the $600,000s which is consistent with other new home communities.
There will be around 482 homes built in the 157 acre community that will feature a recreation center with pool, barbecue, and fireplace. Rockrose at the Foothills will have substantial open space preserved along with hiking trails, as is true in other Carlsbad planned communities.
The new Carlsbad High School is scheduled to be built across the street from the community, presumably breaking ground in late 2010 (there have been several lawsuits, two of which I understand have been settled) with an anticipated opening in 2013.
There is also a new 13+ acre community park that will be constructed between Rockrose at the Foothills and El Camino Real but this is not scheduled to be built until between 2013 and 2118.

The newest opportunity, now available for purchase, in the Carlsbad real estate market are new homes at Rockledge, in the La Costa Oaks subdivision in La Costa.

I often get asked by home buyers in the Carlsbad real estate market about new construction homes and their availability.
Avellino at La Costa Greens will feature 2 and 3-story attached town homes in a small complex of about 80 homes just east of El Camino Real (within walking distance to shopping and restaurants, unless you play the lazy Californian). There are 3 plans available, ranging in size from 1650 SF up to 2216 SF, all with private yards that vary in size. Two-car garages are part of the package. Buyers, if they purchase in time, will have the option to include elevators (a plus in the 3 story) as well as some configurations to include 2 masters instead of a master plus 2 bedrooms.
Units will be in several different configurations - 2 units, 3 units (with the 3-story unit in the middle), and 4 units. Phase 1 is expected to be ready for closing and occupancy by the end of November 2009. Pricing has not been finalized but my guess (and chatting with the sales person) is we may see these units starting in the mid $500s. 

The first phase of 11 live-work loft condos at Bluwater Crossing will be coming on the market very soon, with two model homes to tour. If your vision is to own urban-like loft with space for your art gallery, boutique, design store or similar business, within walking distance to the beach and commuter rail, you will fall in love with these new Carlsbad homes and the vision of the community.
I had a personal tour a few days ago and these homes are amazing. The developer's vision of creating dramatic live-work spaces with environmentally sensitive features in an urban-feel contemporary community has been masterfully achieved.
Folks who do own or want to start up businesses must meet the Carlsbad guidelines for appropriateness (full information is in the CC and Rs; the town will issue permits for businesses that meet the requirements - no restaurants, bars, tattoo parlors, medical or dental facilities, but an interior design business, CPA, attorney or similar would be considered appropriate)
