Carlsbad Real Estate – New Master Planned Community at The Foothills in Carlsbad California 92010

I mentioned not long ago a new community, Rockrose at The Foothills in Carlsbad, being built. 

New homes at The Foothills in Carlsbad CaliforniaWell, here's the newest scoop on the latest master planned community in Carlsbad (and perhaps the last, given the land availability, or lack thereof) being built at the junction of Cannon Road and College Boulevard just south of another planned community, Calavera Hills

The Foothills at Carlsbad will feature homes by 3 area builders at Rockrose, plus Alcea and Blossom Grove in this 157 acre community with clubhouse, pool, park, trails and more. Models are not yet available (we expect them in late February at the earlier from what I have heard) and with some homes reportedly available for move in by June 2010. 

  • Alcea - 2-story detached condominiums (cluster homes with courtyard) with expected prices in the low $500,000s with 1747 SF to 2052 SF, 3 - 4 bedrooms and 2.5 baths. 
  • Rockrose - detached single family homes, 2116 SF to 33167 SF with 3 or 4 bedrooms and 2 to 4.5 baths. Anticipated pricing in the $600,000s. 
  • Blossom Grove - also single family detached homes priced (expected) in the $600,000s, with 3 - 5 bedrooms, 2 - 3 baths, and 1992 SF up to 2420 SF

Carlsbad Real Estate – New Homes at Rockledge in La Costa Oaks in Carlsbad CA (Oct 2009 UPDATE)

Buyers in the Carlsbad real estate market seeking new homes might consider Rockledge in La Costa Oaks in Carlsbad CA.

La Costa - A Great Residential Community in Carlsbad

La Costa Oaks is a master planned community built between 2003 and 2006 by a number of reputable local builders with homes to meet a variety of budgets, style preferences and space needs. This master planned community was built out some years ago and until recently only offered resale homes.

 Rockledge and CopperWood are the two new La Costa Oaks communities offering new homes that are pretty well priced relative to resale homes currently active in the Carlsbad real estate market. Rockledge homes are priced un the low $600s to low $700s, a substantial value in the Carlsbad real estate market

Phase 1 (9 homes selling from $601,490 to $737,990) at Rockledge which opened earlier this year is sold out and more homes have now closed escrow.

Rockledge New Homes at La Costa Oaks - Phase 2:

There is 1 Carlsbad home available in this phase of 7 homes, which offers a canyon view on a corner lot with an extended deck off the upstairs master bedroom. This home with 2463 SF, 4 bedrooms + loft and 3 baths is priced at $701,990. Estimated move in date is January 2010.

Rockledge New homes at La Costa Oaks - Phase 3:

There are 3 of the 9 homes in this phase that are still available with March 2010 move-in dates planned. 

  • Plan 1 with a distant ocean view is 1913 SF with 3 bedrooms and 2.5 baths, priced at $633,990 ($331/SF) - 1 home remains
  • Plan 2 is a 2132 SF home with 4 bedrooms and 3 baths and priced at $624,990 - 1 home remains
  • Plan 3 is a 2463 SF home with 4 bedrooms + loft and 3 baths on a corner loft with an ocean view and priced at $739,990.

Thus these new homes are selling well - with only 5 of the 25 homes available since starting construction earlier this year. Estimated property taxes are 1.3% (which includes Mello Roos fees) with HOA fees of approximately $242 to $246/month (to be verified). Residents will have use of the private club, The Oaks Club (in the existing community), offering a large pool, spa, kitchen meeting rooms and more. A new pool facility is being built nearby Rockledge and is expected to be completed in 2009.

Buyers who use their preferred lenders will receive up to $10,000 toward their closing costs (call me for more information).

Children in the Rockledge community will attend the Encinitas Union and San Dieguito Union High School Districts schools. 

Shopping and dining are nearby, and the new La Costa Town Square is slated to be built down the street less than a mile away.

Carlsbad Real Estate – New Homes at Viridian in La Costa Greens in Carlsbad CA (Oct 2009 UPDATE)

Buyers in the Carlsbad real estate market seeking new homes might consider Viridian in La Costa Greens in South Carlsbad

La Costa Greens is a master planned community built over the last 5 years by a number of local builders with homes to meet a variety of budgets, style preferences and space needs. Most of the villages have been fully built and now only offer resale homes (some of which are now short sales and REOs at prices that are well below the original cost in some cases).

Model home at Viridian at La Costa Greens in Carlsbad CA

Viridian is one La Costa Greens community that is still under construction on the north side of the community bordering the master planned community of Bressi Ranch. Homes have sold well, and with current pricing for the remaining homes in Phase 4 at about $250/SF these represent a substantial value in the Carlsbad real estate market.

VIRIDIAN NEW HOMES IN PHASE 4 - La Costa Greens

There are only 2 homes left of the 12 homes being built in this phase. Both homes offer large lots (over 13,000 SF) which is rare in new construction in the Carlsbad area, at least for homes priced under $1 million. These two homes will be ready for occupancy in February 2010. 

The Plan 2 home (with 3688 SF of living space in the Santa Barbara style) is a 2-story with 3 bedrooms plus bonus room (or optional bedroom) and 3.5 baths with an expansive family room/kitchen/morning room combination and an exterior courtyard. This home is priced at $915,000 ($248/SF) with about a 1/3 acre lot 

The Plan 3 home (3953 SF of living space) has 4 bedrooms (with optional 5th), 4.5 baths, a library, game loft, and interior courtyard. This is also a 2-story home, priced at $939,000 on about 1/3 of an acre. 

Only a few single story homes in Viridian have been built thus far, and none are planned for the next couple of development phases (a total of 9 phases are expected; Phase is due to be released before the end of 2009).

As in the other La Costa Greens communities, estimated property taxes are 1.3 - 1.4% (which includes Mello Roos fees) with HOA fees of approximately $250/month (to be verified). Residents will have use of the private club, The Presidio, offering a large pool, spa, kitchen meeting rooms and more. 

Unlike much of the La Costa Greens community, children living in Viridian will attend the Carlsbad Schools. And the community is close to the Carlsbad beaches, shopping and dining along El Camino Real, and anew community park is planned for right down the street within walking distance (development has not yet begun).

Trieste is one La Costa Greens community that is still under construction on the hill overlooking the La Costa golf course, with homes priced under $800,000, a substantial value in the Carlsbad real estate market

Trieste New Homes - Phase 7:

There are only 4 Carlsbad homes available in this phase of 11 homes, 3 of which offer golf course views, with a estimated December 2009 completion and move-in date. There are 2 Plan 1a and 2 Plan 2s, with lot sizes of 4960 SF to 5387 SF. Homes are priced from $682,900 (a recent reduction) to $784,900 (also a reduction); some landscaping is provided in front which is unusual in new construction.

  • Plan 1 is about 2448 SF with 3/2.5
  • Plan 2 is 2742 SF with 4/3.5.

There are 5 of 6 homes in this phase being built on a cul-de-sac (no golf course views) with lots from 5321 SF to 9473 SF, priced from $688,900 to $760,900. There is 1 Plan 1, 1 Plan 2 (2745 SF with 3+den/3.5), and 3 Plan 3s. 

Some plans have other options, such as a 5th bedroom in lieu of the 2-car tandem garage, or a 4th bedroom in lieu of the master retreat.
