Oceanfront Homes for Sale in Carlsbad California
Oceanfront homes in Carlsbad are a premium, as they are in other Southern California communities. And Carlsbad has its own share of wonderful beachfront homes and condos.
Fabulous views desired by many, limited supply, insurance, and increased maintenance costs due to weather, salt air, wind, and erosion contribute to the heightened cost of ocean front homes.

Because of their location along the ocean, waterfront properties bring some challenges AND costs. And as a buyer looking at these homes, it's important to know what to expect in terms of maintenance and other costs.

Because of the Coast Highway/Route 101 (a.k.a. Carlsbad Boulevard) Carlsbad actually has few true oceanfront homes (i.e., west of the coast road). Oceanfront homes are located in the Carlsbad Village area along Ocean, and in the Terramar Community where Cannon hits the Coast Road south of the Village. Otherwise you have the road between you and the sea.
The Terramar community has been in the news a few times recently, specifically for erosion control on Carlsbad's Terramar Beach - the building of a seawall which, some folks say, got approved without going through all the proper channels. A lawsuit is pending, but the wall is up.
Buyers in the Carlsbad real estate market with the desire and budget for an oceanfront homes have a few options. Currently there are 8 direct oceanfront homes for sale in Carlsbad priced from $3,999,999 to $14,900,000 (two are attached homes which can be purchased separately, or jointly for about $10.9 million) with an average price per SF of $1717/SF.
Carlsbad Ocean view homes are a great alternative for those who cannot afford living directly on the ocean or of the bluff overlooking the ocean. Indeed, some prefer not being quite that close due to erosion and weather issues, instead preferring to be across the street where the views may be almost as wonderful.
There are 6 Carlsbad oceanview homes for sale that are along the coast road with, in some cases, unobstructed ocean views across the road. The homes are priced from $875,000 to $3.65 million (the less expensive homes have somewhat obstructed views and are further from the ocean but still within walking distance).
The most expensive is an amazing newly-built contemporary home with incredible views, 3 floors (over 6000 SF) plus a roof deck larger than many homes, across the coast road from Carlsbad State Beach - 2 minutes to the sand.
