The Carlsbad real estate market continues to shift, and the statistics for February show a number of changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In February 2011 there were 85 Carlsbad homes sold (4 zipcodes), 12% more than in January. Here's the breakdown of overall activity.

The number of sales rose by 12%, with average prices changing slightly.
There were 91 properties (14% of the total) in Carlsbad at the end of February with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 9 more than last month.
The overall inventory in the Carlsbad real estate market for the end of February (670 homes) rose for the 2nd time in a row in 6 months, by 7%. This represents an inventory of 7.1 months for attached homes (up from 6.9 months last month) and 5.9 months for detached (up from 5.5 months last month) based on the current rate of sales over the last 6 months.

In February the number of new homes coming on the market declined, following a large increase in January, with 189 new listings (down 24%) hitting the market in February. The number of homes going pending dropped slightly, down 2% (118 pendings).
