I'm Lookin' Out for You, Buyers
I'm looking out for you, buyers, in a number of ways.
Why? Because I should, and jumping through these hoops makes me better able to help you in your home search and during the purchase process.
How do I do this?
Here are a few of the ways.

I check the MLS daily, sometimes multiple times, to look for new properties in the areas I service and follow the status changes - price reductions, homes going into escrow, properties whose contracts expire.
I set up automated searches for key areas, house types, price ranges, specific neighborhoods and more. These searches send me an email as soon as a new home hits the MLS, usually within minutes. That way I have up to the minute information on listing and sales activity in areas where I am working with buyers.
I set up these custom searches for my buyer clients, too, with a cc email to me so I see what you see, when you see it.
I do monthly real estate market reports (here's an example - Carlsbad Homes for Sale) so I know what is going on with respect to inventory, pricing, sales and overall trends. I CAN answer the question, "how is the market doing?" pretty specifically. Not everyone can.
I continue to participate in training and educational programs to enhance my skills. Some of these classes, like the CRS 2020 Sales Strategies Class I just completed, are specifically designed to better help me assist my buyer clients.
I set up Google alerts on various topics to stay in touch with current happenings and news on the Internet as it happens.
I read alot on-line - blog articles, etc. so I am always learning about the real estate business, marketing, housing issues and so much more
I write regularly on my blogs (e.g., Relocation A to Z, First Time Buyer Central) to share information that is useful to those interested in buying homes in my service area. Some of that writing requires me to first do some research first so that I become well informed on the topic.
I provide various ways for you to search for homes, with multiple sites (e.g., At Home in Carlsbad), and create custom searches as shared links - Carlsbad Waterfront Homes for Sale, La Costa Greens Homes for Sale, Aviara Homes for sale, to name just a few.
