Buyer and/or Buyer's Agent to Verify All Before Close of Escrow
We often see this statement in our MLS listings, as well as on feature sheets and brochures. I expect you do as well.
Sometimes you simply see B2VAB4COE or something similar - space is tight in some MLS fields.
The point is the listing agent is reminding the buyer and buyer's agent that their role is to verify all information before the transaction closes.
Of course that makes sense, and any savvy buyer's agent and buyer will do so, even if not reminded.
But I can't help but wonder if some listing agents do this, not only to remind buyers to do their due diligence, but because they know the information they are providing may not be accurate. And maybe they don't bother to verify. Or they are simply careless when inputting data.
It's pretty common to see errors in MLS listings. Homes that are in condo complexes listed as fee simple. HOA fees that are not even remotely correct. Listings that state there is a garage when none exists. The list goes on. Some are pretty blatant. Buyer beware.
I uncovered another inaccuracy when researching listings for a post on homes for sale in the Carlsbad Unified School District.
For many buyers the school district is a primary factor in selecting an area to live in. In some towns this is not a problem since all children in that town are in one school district. But that's not always the case, as is true here in Carlsbad and other nearby towns.
There were 25 detached single family homes for sale in the 92009 area listed as being in the Carlsbad Unified School District. Children in this part of Carlsbad might attend 1 of 3 different school districts depending on location, and there normally are definite preferences from all the buyers I have worked with.
15% of these listings had the wrong school district listed.
I know because I checked using the school boundary tool on the school district website.
Clearly it remains, as it should, the responsibility of the buyer agent and the buyer to do their due diligence. Any information listed in the MLS that is important to the buyer MUST be verified. Or shame on them.
BUYERS - if schools are important to you, make sure you verify, and don't assume the MLS is correct
More importantly, it is yet another example of how a knowledgeable agent can provide added value to buyers seeking to purchase a home. The school district in my area is just one good example. And I can provide the tools so that you can do YOUR research.
That said, I still feel a listing agent has the responsibility to be as accurate in the information they report in the MLS as they can. That would seem to be part of their duty to their client. Check with the seller. Or verify yourself.
