Buyers interested in single story homes have a more limited selection than those open to two or more stories. This is especially true if you want to buy a new construction home, as they are usually in short supply with builders, and some don't build them at all because of cost and most linmited demand.
If your heart is set on having a single story, or there is a need for one reason or another, here are some options for you.
NEW CONSTRUCTION SINGLE STORY HOMES
Quail Pointe in Encinitas, near Moonlight Beach and the down town area will offer 3 single story homes in the small enclave of 12 properties. The single story homes are priced around $950,000 (landscaping not included) with 4 bedrooms.
There is a wonderful custom-built single story estate home in Cardiff with glimpses of the ocean, 3 bedrooms, 3.5 baths and more than 2900 SF including an outdoor kitchen, priced at a little under $1.9 million.
RESALE SINGLE STORY HOMES
There are a good number of single story homes for sale in Carlsbad, Encinitas, Cardiff and other nearby communities, depending on your needs, wants (views), and budget. Here's the scoop as of mid December 2009 (this does not include single story condos nor age restricted and manufactured/mobile housing).
Carlsbad: There are 57 single story homes available in the Carlsbad real estate market, ranging in price from $395,000 to $2.3 million, with 550 to 3911 SF, and 1 to 5 bedrooms. Some are newer and some were built in the 1980s and 1990s, some with remodeling.
Encinitas: There are 51 Encinitas single story homes for sale ranging in price from $367,900 to $4.2 million (the latter a 2 acre estate in the equestrian community of Olivenhain bordering Rancho Santa Fe), with 840 to 7550 SF and up to 6 bedrooms.
Cardiff: (see featured new construction home video below). Excluding the newly constructed estate home noted above, there are 14 single story homes for sale (some of which offer lagoon or ocean views) ranging in price from $494,000 to $1.55 million, with 2 to 4 bedrooms and living space from 732 SF up to 3791 SF.
Rancho Santa Fe: The most expensive community in San Diego Count, the Rancho Santa Fe real estate market has a large number of single story homes for sales (132), ranging in price from $895,000 (a bargain in this community) to $25.1 million, up to 9 bedrooms, with living space up to 16,283 SF.
Solana Beach: Another coastal community, offers 24 single story homes from $455,000 to $4.295 million; one is ocean front and several have great ocean views.
Del Mar: one of the more expensive seaside communities in San Diego, Del Mar has 13 single story homes for sale priced from $675,000 to $13.975 million, several of which are ocean view; the most expensive is a ocean front property in an exclusive gated area on the beach.
San Marcos: There are 81San Marcos single story homes ranging in price from $180,000 (a short sale) to $994,000, from 844 SF up to 3,442 SF of living space.
Oceanside: In the Oceanside real estate market there are 169 single story homes on the market, priced from $85,000 (a 2 bedroom short sale) up to $2.995 million for an ocean front property, from 288 SF (for an ocean front cottage priced at $650K) to 3248 SF.
La Jolla: The La Jolla real estate market is another pricey one on the coast, offering 93 single story homes ranging in price from $749,000 to $19.999 million (the most expensive an ocean front home formerly owned by Cliff Robertson) with up to 6 bedrooms and 996 SF up to 6494 SF.
