The pre-listing package is, of course, a prelude to an in-depth discussion we will have of market conditions, advertising strategy, and, ultimately, if we agree to work together, a decision on list price. So, in addition to the pre-listing package you get a REALTOR who knows the local market conditions, will answer all your questions, and who will be completely honest with you about your home as it compares to others, the likelihood of selling, and where it ought to be priced.
What's in the kit? For starters...

- Summary of marketing and advertising essential to getting your home sold to today's Internet-savvy buyers in a very competitive market, how my marketing can benefit you, and on-line examples of marketing I have recently done
- A sample written marketing plan so you will understand the importance of what we need to do, how it will be accomplished, and when
- Information on "right pricing" and how to accomplish it, and the disadvantages to you of not doing so
- The competitive advantages I bring to the relationship, i.e., what's in it for YOU
- Details about the transaction itself - the disclosures YOU must make, the paperwork you will see, your due diligence, and what to expect. The benefit to you is in becoming fully educated, which is especially important for first time home sellers
- A bit about me, my company, my successes, and how I work
This pre-listing kit contains everything you need to know...but there are no guarantees. It's all in how you decide to use it and what you do with the information it contains.
You might decide I am not the right person to help you, despite all the information I share with you. Or it may not make sense for me to take the listing because we cannot come to agreement on a price that is reasonable in this market and which will SELL your home. You may not be able to commit to the process, for whatever reason. And if you are unable to get the home in showing condition without clutter, or there is lots of deferred maintenance, you further hurt your chances of getting the price that you would like, and run the risk of not selling at all.
Bottom line? You've heard this before but it bears repeating...all the fancy marketing and advertising in the world will not sell an overpriced home. And unfortunately in some areas even a great price may not work magic because of buyer concerns and overall market conditions.
