I’m Watching Out for Sellers
I’m keeping an eye on things for my sellers, and seller prospects, in a number of ways.
Why? Because I should, and it makes me more effective when listing property and assisting sellers in their transactions.
Here’s what I do.
I check the MLS daily, to look for new properties in the areas where I have listings, and follow status changes – price reductions, homes going into escrow, and properties rejected by the market
I set up automated searches for the neighborhoods where I have listings including individual streets so I can track any new listings that are comparable, plus price changes, pendings and solds. Having up to the minute information that potentially impacts my listings and my sellers is important, and I share these market updates, too.
When sellers are local we take a tour of the competition in the area for an in-your-face perspective. Seeing your competitor in the flesh is very different than looking at an MLS listing. Interestingly, at the moment all my sellers are out of the area as are 2 new ones coming on shortly. But I go to see the competition so I can pass along my impressions vis-à-vis their listing or potential listing
I do monthly real estate market reports (e.g., Carlsbad Homes for Sale) to understand inventory, pricing, sales and trends. That also means I can talk more effectively with a prospective seller about competition and comparables, absorption rate, and days on market and help set realistic expectations.
I take part in training and educational programs to improve my skills. Some of these classes, such as the CRS 2020 Listing Strategies Class I just completed, are specifically designed to help me assist seller clients.
I created multiple Google alerts to stay in touch with current happenings and news on the Internet as it happens.
I write regularly on my blogs to share information useful to those who are considering selling in Carlsbad and in surrounding areas. Some of that writing requires me to do some research first so I can become well informed on the topic. I also do a lot of reading on topics here in ActiveRain and elsewhere that will help me be a better listing agent. It's always work in progress.
I also work with buyers, which helps me better understand buyer behavior in today’s market – what they are looking for, their thinking about and approach to making offers, their impressions of the market and home values, and more. Sellers need to look at their listing as buyers do, and having that first hand perspective from working with buyers helps me help my seller clients.

Today's Carlsbad real estate market is a challenge, and sellers need to do everything they can that will help their Carlsbad home sell. And avoid those things which could jeopardize a sale.
Since a common question buyers want to know is why the sellers are moving, they get that motivation can have an impact on negotiations. And since they want to get the best deal they can, any hint of desperation can give them the edge they are seeking.
All of these can provide information to snooping buyers that you likely don't want them to know, for obvious reasons. So keep in mind that your home office is ripe for privacy violations unless you keep things hidden away...and many folks don't even think about it.
