Are You REALLY Ready to Move into Your New Home? 

Of course you are.

You searched, you found, you made an acceptable offer, you got your loan, and you are set to go. 

You set up your new utilities to start the day of closing, you arranged for the movers, and now you are really ready. 

A word of caution... 

When are YOU moving into your new home?It is not unheard of for closing to get delayed these days, for a host of reasons. It may only be a day, but problems with lenders, escrow, or the seller (especially if a bank) can slow things down even with the best planning. I had a recent relocation buyer whose closing was held up by the bank for 5 weeks!

It's smart to have some contingency plans just in case you cannot move when you had planned to. Better yet, build some extra time into your moving plans in case there are issues. It may be a challeneg to get the movers to change their schedule. And what if people are moving into YOUR home? 

The other thing to be aware of in San Diego County is that recording the deed and other documents takes place the business day after escrow has a complete file and has received the funds (i.e., your loan, downpayment and closing costs). Normally you cannot obtain the keys and move in until recording has occurred, and typically that is, at the earliest, late morning (in my experience it's usually early to mid afternoon). Don't plan that you'll have the keys from the seller the day escrow gets the funds or at 8 the next morning. 

Check on what it says in the contract.

When are YOU moving into your new home?Know that many sellers, especially banks in the case of REOs, will not allow you to gain access to the property until you truly own it...when you receive confirmation that you are "on record." Sometimes new homeowners may be allowed to move in once the loan has been funded, but there are certainly some risks to the seller in allowing this. 

Things may work differently in other jurisdictions but it's certainly worth checking on when you WILL be able to move into your new home. Be careful about making plans that are difficult to change if your closing date does
