There are a good number of buyers in Carlsbad who are interested in town homes, twin homes, and condos. Lifestyle and affordability are often reasons for this versus buying a single family detached home. These properties will typically be found in their own complexes, with an HOA - Tanglewood, Mystic Point, The Cape, The Trails, The Sanctuary, and dozens more, in all 4 zip codes in Carlsbad.

The inventory of condos, town homes and twin homes has been tight in Carlsbad, and remains so (read the February 2017 Carlsbad Real Estate Market Report for more details). Indeed, at this time based on the rate of sales this year we have 1.7 months of inventory of condos, town homes and twin homes.

 

Currently Carlsbad home buyers seeking a condo, town home or twin home will find 80 homes for sale in Carlsbad in a range of prices and sizes, from $348,900 (range price is $329,000 to $348,900) for a 1 bedroom, 1.5 bath condo in La Costa, to $2,995,000 for a beautiful 3,474 SF town home just steps from the sand on Ocean Street in the Village. The last available new build at SummerHouse, also by the ocean in Carlsbad Village, can be yours for $2,235,990.

29 of these listings are single level properties, but bear in mind there may be steps or an elevator getting to the unit depending on location.

 

Whether you want an older or a brand new home, there are options for buyers. In the current inventory homes range in age from 1970 to brand new/under construction homes at The Preserve in NE Carlsbad.

As of this writing the condo, town home and twin home inventory comprises about 36% of the current listing inventory of all Carlsbad homes (not mobile, manufactured or 55+) that also includes single family detached homes.

 

Sales of condos, town homes and twin homes in 2017 year-to-date in Carlsbad have been pretty brisk, with 133 sales, on the market an average of 29 days. Sales prices ranged from $230,000 to $1,865,000 (average price was $555,642), the most expensive for an oceanfront town home in the Village. Currently there are a total of 82 condos and town homes in Carlsbad that are in pending status (these homes have been on the market for 33 days on average).
