Single Family Homes for Sale in Bressi Ranch in Carlsbad
January 2019 Market Update
Bressi Ranch is a master planned community in Carlsbad, just north of the La Costa area in 92009, south of Palomar Airport Road and east of El Camino Real.
Here’s an aerial tour of the Bressi Ranch community.
There is a private clubhouse for residents with a large pool, kitchen, and other amenities, as one finds in other master planned communities in Carlsbad. However, Bressi Ranch is unique among Carlsbad’s planned communities in that it also offers a bustling shopping center, Bressi Ranch Village Center (a.k.a. Bressi Village - see photo below right), and an ActivCare facility for seniors. The residential area is predominantly single family detached homes other than a small complex of affordable housing called Mulberry consisting of 2 and 3 bedroom condos.
There is a new combination retail and residential area being developed right across the street from Bressi Village, The Square at Bressi Ranch. Stay tuned for updates on the opening of the Sprouts market and other retailers and eateries (e.g., Bird Rock Coffee Roasters, Mendocino Farms). I will be sharing information on the housing being offered, Kensington at the Square (flats and town homes) as well.
There is a corporate center of leased and owned office space adjacent to the residential area, with more space currently being built, as well as a Holiday Inn and Staybridge Suites. There is also a locked storage facility very close by, and the McClellan-Palomar Airport is a couple of miles to the west.
Bressi Village offers abundant shopping (e.g., Stater Bros., Trader Joe’s), dining and services, as well as the Carlsbad Boys and Girls Club, all of which have been built since the community began being developed. Some nearby amenities include golf at The Crossings along Palomar Airport Road, Legoland, and 7 miles of Carlsbad beaches about 4 miles to the west.
CURRENT INVENTORY IN BRESSI RANCH
Current inventory in Bressi Ranch is non-existent – but keep in mind the time of year. I expect we will some more homes hitting the market after the holidays.
As of this writing there are 3 pending listings, ranging in price from $1,049,000 to a home that is range-priced from $1,399,000 to $1,449,000. The average marketing time for these homes was 30 days.
HOMES SOLD IN BRESSI RANCH IN 2018
29 homes sold in Bressi Ranch since the beginning of the year (compared to 39 sales during 2017). The average sales price was $1,033,072 (range of $865,000 to $1,450,000) with an average marketing time of only 14 days. The average price back in 2017 was essentially the same.
Bressi Ranch home buyers paid cash in 21% of the transactions. The average sale was 100% of asking price, and 31% of the homes sold for over asking price. If you are interested in Bressi Ranch you can expect a fair amount of competition.
