4-Bedroom Homes for Sale in Carlsbad

As a Carlsbad home buyer are you interested in more space than a 3-bedroom single family detached home provides?
Many buyers are! For some Carlsbad buyers extra space might be needed for multigenerational living, or for accommodating a growing household. Maybe a family member needs a home office, or additional guest living space may be desirable.
While the supply of single family detached homes continues to be limited in Carlsbad compared to demand, we have seen a pretty decent increase in listings since the beginning of the year especially in the spring (here’s the November 2018 Carlsbad Real Estate Market Report with more details about the things you should know).
However, with the inventory decreases during the holiday season we have only 2.1 months of inventory of single family detached homes with 4-bedrooms, based on the current rate of sales over the last 3 months. 4-bedroom homes currently make up 42% of the total inventory of detached single family homes listed for sale in Carlsbad.
Current Carlsbad 4-Bedroom Listings:
76 detached single family homes
$579,000 to $53,825,000
Living space ranges from 1591 SF to 6561 SF
Average Time on Market – 70 days
Average List Price - $1,225,872
Of the 76 homes for sale 29 (38%) are priced below $1M, offering a range of options for Carlsbad home buyers. Here’s the breakdown on pricing of the current listings:
$750,000 and below 5
$750,001 - $1,000,000 24
$1,000,001 - $1,500,000 36
$1,500,001 - $2,500,000 9
$2,501,000 - $5,000,000 2
Carlsbad buyers interested in a single story home have fewer choices, with only 8 single story homes with 4-bedrooms currently available.
Carlsbad 4-bedroom homes vary in terms of age. Of the current listings homes range from 1948 to new; there are 9 homes built in 2016, 2017 and 2018 for sale with some under constructions, including a model home in Robertson Ranch, and several homes in small new home enclaves.

2018 Sales of 4-Bedroom Homes in Carlsbad:
Sales of 4 bedroom homes in 2018 in Carlsbad have been brisk (47% of the detached single family homes sold), with 468 sales, on the market an average of only 29 days. Sales prices have ranged from $550,000 to $3,525,000 (average price was $1,095,550; median was $994,000). 21% of the sales were cash transactions.
Carlsbad home buyers purchased their homes on average for 3% off the asking price (i.e., average sale of 97% of list price), however 32% of homebuyers paid full price or above.
Pending 4-Bedroom Home Sales:
Currently there are 41 4-bedroom Carlsbad homes that are pending (these homes have been on the market for 41 days on average), at list prices ranging from $649,000 to $2,558,800.
