Carlsbad Homes for Sale without HOA Fees

Carlsbad home buyers often have strong feelings about buying a Carlsbad home in an HOA community. There are a number of things home buyers should know about living in an HOA in Carlsbad; certain issues result in buyers deciding an HOA community is not for them (e.g., rules and regulations, monthly fees).

 

What you should know about HOAsIf you are on the fence about having an HOA, it’s important to do your due diligence regarding HOAs (read why you should review the HOA documents) and understand the general issues so you can make an informed decision before you start your search, and certainly when considering a home that'sin an HOA community.

 

If you are interested in a detached single family home in Carlsbad without an HOA, there are some options. However, it’s important to be aware that master planned communities and new homes (other than an individual spec home) will be off your list since they all have HOAs and associated fees, sometimes hundreds of dollars per month. 

 

And all the condos, town homes and twin homes, of course, are in HOA communities.

 

When all is said and done, you may decide that buying a Carlsbad home for sale without HOA fees is what you really want because of costs, the potential rules and regulations, and other issues that are important to you.

 

If buying your new home in a community without an HOA fee, here’s an update on the inventory and recent housing activity in Carlsbad.

 

ACTIVE CARLSBAD LISTINGS WITHOUT HOA FEES:

Currently 30% of the Carlsbad single family detached home active listings (181 total single family homes are for sale) do not have HOA fees.

 

As of this writing there are 55 homes for sale without HOA fees, that range in price from $675,000 for a 1733 SF home with 4 bedrooms and 2 baths, up to $29,950,000 for a stunning oceanfront luxury estate with 10,000 SF, 5 bedrooms, 5 full baths and 4 ½ baths south of the Village in the Terramar community (Terramar Beach is my favorite, just sayin’).

 

19 (35%) of the Carlsbad homes for sale without HOA fees are priced under $1 million; 5 homes are priced at over $3 million.

 

As of this report, there are 21 homes without HOA fees in Carlsbad that are in pending status; these range in price from $725,000 to $2,558,800 for a 5133 SF ocean-view home on the Coast Road (Carlsbad Boulevard) at Terramar south of the Village. These homes have been on the market an average of 44 days (6 to 195 days on market).

 

SOLD CARLSBAD LISTINGS WITHOUT HOA FEES IN 2018:

257 non-HOA fee single family detached homes have sold in Carlsbad so far in 2018, compared to 292 sales during the same period in 2017.

 

Sales prices ranged from $605,000 to $11,500,000 (average price was $1,218,532, median price was $963,000), averaging 35 days on the market.

 

58 of the sales (23%) were cash transactions, with buyers getting 4% of the list price on average; however, 74 (29%) of the Carlsbad home buyers paid full price or more for their homes.

 

Based on the current rate of sales, there are about 2.5 months of inventory of Carlsbad homes where you don’t have to pay an HOA fee, a market that favors sellers.
