Homes for Sale at Robertson Ranch in Carlsbad

The new construction homes in the planned community of Robertson Ranch in Carlsbad have been selling well since 2016, and construction continues, although the availability of homes is quite limited as they near completion.
There are a total of 308 homes in the community, plus 2 apartment complexes (1 affordable housing, the other 55+) currently under construction. The community includes a beautiful resident’s recreation center with pool and other amenities. There is also a commercial facility to be built but the retailer has not yet been announced. But there rumors!
As a home buyer you should know there are 6 things to know about buying new homes in Carlsbad and buying new construction is a different process than buying a resale.
Just as with a resale purchase it’s important to have your own representation when you take the tour and to guide you through the transaction if you decide to purchase.
Remember the builder’s representative is working for the builder, and not you!
CURRENT AVAILABILITY OF ROBERTSON RANCH HOMES
The Bluffs, a gated community and one of the 4 villages in Robertson Ranch, is almost sold out. There are 3 homes (2 are single story) available, plus 1 model home (fully furnished) for sale priced at $2,599,995.
The Ridge IS sold out, except for 2 model homes; pricing includes everything – furnishings, furniture, and landscaping front and back – both at $1,449,995 for 2949 and 2959 SF of living space.
The Vistas is also sold out but with 3 model homes available. These homes offer 3124 SF to 3897 SF of living space; pricing starts at $1,649,995.
The Terraces, the 2nd gated community at Robertson Ranch, still has some homes for sale, with prices starting in the $1.1Ms.
Children living in Robertson Ranch will attend the highly rated Carlsbad Unified Schools. HOA fees are about $267 (+ $76/month for the 2 gated communities). The property taxes are about $1.08% (Mello Roos fees, part of the overall tax rate, are approximately $143/month with about 24 years remaining on the bond).
