Carlsbad home buyers often need more space than a 3-bedroom single family detached home can offer. The reasons vary, of course – an expanding household or multigenerational living, for example. A family member may need a home office, or additional guest living space might be desired.
The supply of single family detached homes remains limited in Carlsbad compared to demand, and inventory has only increased slightly since the beginning of 2020; take a look at the most recent market report for Carlsbad at January 2020 Carlsbad Real Estate Market Report for updates on the Carlsbad housing market.
As of this report we only have 1.9 months of inventory of single family detached homes with 4-bedrooms, based on the rate of sales over the last 3 months, a market that strongly favors sellers. 4-bedroom homes make up 41% of the total inventory of detached single family homes on the market in Carlsbad.

Priced from $749,000 to $3,200,000
Living space ranges from 1752 SF to 8390 SF
Average Time on Market is 49 days
Average List Price - $1,377,182
Median List Price - $1,289,000
Of the 47 homes for sale 11 are priced below $1M. Here’s the breakdown on pricing:
$750,000 or less 1
$750,001 - $1,000,000 10
$1,000,001 - $1,500,000 24
$1,500,001 - $2,500,000 10
Those Carlsbad home buyers who desire a single story home with 4 bedrooms have limited choices, with only 4 single story homes currently available.
Available 4-bedroom homes vary in age, from 1963 to new; if you want a NEW 4-bedroom home there are only 2 homes listed in the MLS; keep in mind that not all new homes may be listed in the MLS and more may be planned in new home communities.

PENDING 4-BEDROOM HOME SALES IN CARLSBAD
There are 53 4-bedroom Carlsbad homes that are pending, with list prices from $725,000 to $2,450,000. These homes were on the market an average of 28 days before going under contract.
SALES OF 4-BEDROOM HOMES IN 2020 YTD
36 4-bedroom homes have sold so far in 2020 (41% of the 88 detached single family homes sold).
Marketing time averaged 30 days.
Sales prices ranged from $750,000 to $1,779,000 (the average sales price was $1,103,116; median was $1,004,500).
5 of the sales were cash transactions.
Carlsbad home buyers were able to negotiate an average of 2% off the original asking price, however 39% of homebuyers paid full price or more for their new homes, a good indication of competition and multiple offers.
