The new construction homes in the planned community of Robertson Ranch in Carlsbad have been selling well since 2016, and construction continues.
As a buyer you should be aware that there are a number of things to know about buying new homes in Carlsbad and buying new construction is different from a resale.
Just as with a resale purchase it’s important to have your own representation when you take the tour and to guide you through the transaction if you decide to purchase.
Remember: the builder’s representative is working for the builder, not you!
2 model homes for The Bluffs, one of the 4 “villages” in Robertson Ranch, have just been released for sale.
Imagine, you can own a model home in this beautiful community, with everything included as well as the front and back landscaping (not included in other new homes) installed by the builder.
Keep in mind that there are still new homes available in The Terraces (gated), The Vistas, and The Ridge . Availability of homes and pricing will have shifted since the articles on those communities were written. Please let me know if you would like current information (from the $900s to about $1.6 million).
Since there are still a few floor plans of these model homes available, these properties are not yet available for occupancy. It is expected that once the last new homes of the models have been built and sold then the models will be available for move in.
The 2 model homes are priced as follows, with a number of upgrades and the features you would expect in a model home:
A 2-story Tuscan model priced $1,637,001 for 5 bedrooms, 5.5 baths, 4312 SF with 1st floor master bedroom and private full bath, a 3-car garage (2 spaces are tandem) and a large loft. There is upgraded hard-surface flooring among other great features.
The second home is the 2-story Manor model, priced at $1,584,634 for 5 bedrooms, 5.5 baths, 4313 SF with 1st floor master bedroom with full bath, a 3-car garage (2 spaces are tandem), 20-foot ceilings in the great room, and wonderful covered outdoor entertaining space.
