Buyers and Sellers – Are You Going to be Traveling?
A key question for our buyers and sellers is “are you going to be traveling?”
Whether you are in a transaction with a client, or expecting to be, an essential question to ask a buyer or seller is if they are going to be traveling, when, and where.
Why is that?
Today’s technology allows us to be in contact in many places we might be traveling around the globe on our smartphones, ipads or laptops. It’s possible for people in different parts of the world to Docusign documents, respond to questions, and so on at any time.
But time differences, which can be significant if someone is in Asia for example, and lack of Internet access (yes, it DOES happen with no Wifi, storms, and power outages) can prevent communication with our buyers or sellers that may be time sensitive.
What happens if a great offer comes in with a deadline, and the sellers are in Europe enjoying their vacation with no Internet access?
What do you do when you need to respond to a repairs request within a certain contract deadline and the buyers are off enjoying Tahiti but without the ability to receive calls, texts, or emails, or to respond?
What happens when either buyers or sellers take a vacation without letting you know, or a sudden business trip takes someone away and there is no Wifi?
It makes sense to check in with our clients to see if they are going to be traveling, when, and even where so we can plan accordingly. This is particularly important when there are key dates in the contract.
And a reminder that they need to be accessible while on vacation during a transaction is helpful. Not everyone is tied to their smartphones all the time
And while most people seem to be pretty good about telling us of travel plans, I have had several situations where people just disappeared for days and were unreachable. When we did connect the response was…oh, we forgot to tell you.
Of course it works both ways if we are traveling ourselves during a transaction. We need to make sure we can communicate as needed, or have the appropriate coverage during our travels so important dates don't get missed and the transaction continues as it should.
It’s certainly possible to travel some distance and clients will not even know given the technology, although significant time differences (what if you are in Guam, 17 hours later, or on a boat in Antarctica?!) can be a challenge and something to keep in mind. But we have a responsibility to make sure there are no delays even when we are not readily available.
